Flat roof survey in Walham Green: what you get
Our Basic Survey, from £150, gives you a visual inspection with photographs and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Bigger commercial roofs are priced on their size and access. We’re often asked to look into blistering in felt or asphalt and water getting in at rooflights, on GRP fibreglass, EPDM rubber and single-ply membranes.
Commercial and residential blocks across London often have big flat roofs with plant, rooflights and access walkways. Each pipe, upstand and fixing through the covering is a possible weak point. For a building in Walham Green, access is agreed with whoever manages the roof ahead of the visit. Plant bases, rooflights and cable entries are all places where water can get in.
Nothing in the report is left vague: if work is needed, the report says so clearly.

What we look for on each type of roof
Single-ply membranes
Single-ply membranes can be damaged by foot traffic and equipment on the roof. We note any punctures, tears and loose areas we can see.
GRP fibreglass
Movement in the deck or a thin layer of resin can lead to cracks in GRP. We record any cracking and any signs of the deck moving.
How it works
The visit has one job: to look at the flat roof as closely as is safe and record what we find. Notes and photos go into the written report. The visit usually takes an hour or two for a small flat roof at home, and longer for a large commercial one. London terraces rarely offer a view of the whole roof from one spot, so a visit in Walham Green moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Tell us who holds the keys.
- First you give us the address, what the roof covers and any leaks you’ve noticed.
- The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
- Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
- Where there is safe access, we look at the ceilings and spaces below for signs of water.
- You get a written report with photos and our recommendations.
Getting ready for the survey
- Agree roof access with the managing agent if it’s shared
- Clear the way to the loft hatch
- Make a note of anything you’d like us to look at
How to book
Unsure which package suits your roof? The easiest way is to phone 07833 053749 or send us an email and describe the roof and what’s worrying you. We’ll explain the options and the price.
Advice
Tips from our surveys
Here are a few things we’d tell any owner, before and after a survey:
- Ask contractors to protect the roof if they work on it
- Check new fixings through the roof are properly sealed
- File the paperwork for the roof and any repairs
- Note where water lies after a downpour
If anything in the report is not clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, giving you a chance to go through what we found.
Try not to let a flat roof become a walkway. Where someone does need access, ask them to use boards or a protected route, and to keep well clear of rooflights and fragile sheeting.
Flat and commercial roofs around Walham Green
Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. Within a mile and a half or so of Walham Green there are several hotels, and like offices and blocks, hotels often sit under flat roofs. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use.
If you look after a building such as Chelsea Independent College, a large flat roof with lots of outlets and rooflights has many places where a membrane can fail. If you look after a shop, office or commercial unit, for example near Putney Exchange, flat roofs over shops and units are easy to forget until water comes through a ceiling. A roof leak in a hotel or guest house around Walham Green means lost rooms as well as repairs, so it is worth knowing the roof’s condition.

Checking the roof from the ground
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking and it will help the survey.
Prices for flat roof surveys in Walham Green
Several things affect the price of a survey:
- If the survey needs thermal imaging or a drone
- How big the roof is
- Chimneys, valleys, parapets and other details
- Extra roofs, like extensions, dormers or garages
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.
What we need to know
A little information up front helps. It’s useful to include:
- Any deadline, such as an exchange date
- What made you get in touch
- Pictures from the garden or a window, if you have them
- What kind of property and roof it is
Photos help, if you have them. Take them safely from the ground or a window, and please do not climb up for a closer look. To get started, call 07833 053749 or send us an email.
What we can’t see
Some things can’t be seen without opening up the roof, and that sets some limits:
- Whether old sheeting or boards contain asbestos
- A fixed date for when the roof will need replacing
- Whether the deck or joists are strong enough
If you are not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer. The full list of what we check.
