Roof surveys for homes and businesses in Little Chelsea
Many homes have several roofs, not just one. Rear extensions, dormers, porches and garages often have flat roofs. We check them as well as the main pitched roof, including signs of standing water, splits and tired upstands. Flat roofs frequently need attention long before the main roof, so they deserve a close look. A felt roof often lasts around 15 to 20 years, and GRP up to about 30. Typical surveys look at slipped, cracked or missing slates and tiles and water stains on rafters and ceiling joists, on natural slate, lead flashings and chimney stacks.
A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. For a house in Little Chelsea with this kind of roof, the hidden gutter is one of the first things to check.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What happens on the day
On the day, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where applicable. Most surveys take an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents when you book.

Useful tips for Little Chelsea property owners
Most of what helps is simple and safe from ground level. Our suggestions:
- Clear the loft hatch area before we arrive
- File the report with your home documents
- Stay off ladders and the roof
- Mention any flat roofs as well as the main roof
File the report with your other home documents. It gives you something to compare against later, and it can help when you sell.
Plan a roof survey every few years, or sooner after severe weather. Routine surveys pick up wear before it leaks. Compare each report with the last.
Common roof problems in Little Chelsea
A chimney stack takes more weather than almost any other part of a roof. Pointing erodes, flaunching cracks and pots work loose. Water that gets into a stack can show up as damp in the rooms below.
Signs worth acting on include:
- Crumbling chimney pointing or cracked flaunching
- Leaking gutter joints and downpipes
- Valley linings that have cracked or split
- Slates or tiles that have slipped or broken
Take an older house close to Church of St Andrew: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
Before you book anyone
- How they plan to inspect the roof safely
- Whether any drone flown is registered with the CAA
- What the survey will not cover
- Whether the roof space is looked at, where there is one
Should I look at the roof myself first?
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
What you cannot do safely is get up close. Roofs are fragile and slippery. That part is for a survey, using safe viewpoints and a drone where applicable.
Roof surveys around Little Chelsea
The flight restriction zone around London Heliport in Battersea covers Little Chelsea, or comes right up to its edge. Where the drone is part of the survey, permission from the heliport is needed first, and the flight only goes ahead if it’s given. Inner London’s Victorian and Edwardian terraces frequently have Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. If your home in Little Chelsea is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.
If you live near a park such as Burton’s Court, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching. Take a building like Park Walk Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Leave it or get it looked at?
Valley gutters and parapet gutters are out of sight until they overflow. An overflow there sends water indoors. We look at them before they cause trouble. In Little Chelsea, as across London, an overflowing gutter soaks the wall below. A blocked outlet ignored for a winter or two can mean damp walls inside.

Little Chelsea questions
Is parking a problem for a survey in Little Chelsea?
It can be, so it helps to let us know about permits, visitor bays or off-street space as you book. That way the visit can be planned around it.
Does a conservation area affect roof work in Little Chelsea?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Will the report say how many years my roof has left?
Not as a figure. The report explains the condition of each part and the signs of wear, with recommendations ranked by urgency.
How long have you been surveying roofs?
We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs.
Which days do you carry out surveys?
We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.
Can you check whether my roof contains asbestos?
No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them so a specialist asbestos surveyor can check before any work.
I live in a flat. Can you survey the roof?
Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so we need permission from the freeholder or managing agent. We inspect only the parts we’re allowed to reach.
