Roof survey in South Kensington: what you get
Our roof survey gives you a clear picture of your roof’s condition. We look at the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, along with the loft where it is safe to get in. You get a report with photographs and recommendations. Where it’s relevant, the recommendations are prioritised by urgency. Typical surveys look at valley linings that have cracked or split and leaning or weathered chimney stacks, across clay and concrete tiles, ridges, hips and valleys and chimney stacks.
Victorian and Edwardian terraces are found right across London, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. In South Kensington, as across London, that is why a roof needs a close look rather than a glance from the street. Lead flashings and shared chimney stacks on these houses need a close look too.
The report records the roof as we found it on the day. It is useful right away, and a good reference for later, for example when you want to check whether anything has changed.

What we do, step by step
There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. A typical survey takes roughly 1–2 hours for most homes, depending on how many separate roofs there are. In a London area like South Kensington, the main things to sort out are parking and access: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at whatever is safely visible from the ground, windows, the loft and, where it’s safe, the roof itself.
- We start by hearing what you’d like checked and why.
- We arrange a day that suits you, including weekends.
- The roof is inspected from the ground, windows, the loft and the roof itself where it is safe.
- Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
- You receive a written report with photos and recommendations.
How to prepare
- Let us know where we can park nearby
- Check pets are kept safely away
- Buyers: confirm access with the estate agent or seller
Book a survey
Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. Otherwise, simply phone 07833 053749 or use the contact form whenever suits you.

What we can’t see
It is a careful look at the roof, not the whole story. The main limits are:
- Asbestos testing of any kind
- Whether the roof structure meets design loads
- How the roof will behave in every kind of weather

What happens if roof problems are left?
It’s easier to plan roof work than to react to it. A survey lets you deal with things in order of urgency, rather than waiting for something to fail. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly.
Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we can help you choose.

FAQs for South Kensington
Are there drone restrictions around South Kensington?
It depends on the exact address and the weather on the day. The flight restriction zone around London Heliport in Battersea covers South Kensington, or comes right up to its edge. We ask the heliport for permission before flying there, and only fly if it’s given. South Kensington is about 2 miles from the restricted area over Hyde Park, where drone flights need permission from NATS. We check whether the address falls inside it, and if it does we apply for permission, which is not always given. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. A small drone cannot fly safely in strong wind or a downpour, though the rest of the survey goes ahead either way.
Is my home in South Kensington listed or in a conservation area?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.
How long have you been surveying roofs?
We have more than 20 years’ experience and have completed over 5,000 surveys across London and the South East.
How long does a roof survey take?
Allow an hour or two for most homes, depending on how many separate roofs there are. We’ll confirm what to expect when we arrange the visit.
Is your survey a structural engineer’s report?
No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It is not a structural engineer’s report and does not include calculations.
I live in a flat. Can you survey the roof?
Yes. A shared roof needs access agreed first. Tell us about it when booking and we will plan the survey around it.
What if it rains on the day?
Light rain is typically fine; heavy rain and wind are different. Strong wind or a downpour can make access unsafe and ground a drone, so we’d move the date with you.
Roof surveys around South Kensington
The flight restriction zone around London Heliport in Battersea covers South Kensington, or comes right up to its edge. Where the drone is part of the survey, we ask the heliport for permission first, and only fly if it’s given. Carlyle's House, about 0.6 miles south-east, is one of the historic houses in the wider area around South Kensington. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.
If you live in an older home near Chapel of St Luke, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Shop and office owners around Harrods may find that a roof report helps plan work around trading rather than after a leak. Should I look at the roof myself first?
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.
