Earl's Court homes and their roofs

Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. If your home in Earl's Court is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Whichever you have, the details that tend to fail before the covering itself get the closest look. The flight restriction zone around London Heliport in Battersea covers Earl's Court, or comes right up to its edge. Where the drone is part of the survey, permission from the heliport is needed first, and the flight only goes ahead if it’s given.

Garden Lodge lies about 0.3 miles north-west, so building around Earl's Court goes back a long way. If your house is among the older ones, the roof may have been repaired many times, and the survey records how each part is holding up. Take an older house close to St Cuthbert's: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

About our roof survey in Earl's Court

Good roofs last decades, but their parts wear at different rates. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, but the fixings and underlay beneath them often give out sooner. A survey shows which parts of your roof are wearing. That lets you plan work in good time rather than after a leak. We survey clay and concrete tiles, chimney stacks and the roof space, and common reasons people get in touch are gutters that overflow in heavy rain and slates or tiles that have slipped or broken.

Victorian and Edwardian terraces are found right across London, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. In Earl's Court, as across London, that’s why a roof needs a close look rather than a glance from the street. Lead flashings and shared chimney stacks on these houses need a close look too.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Useful tips for Earl's Court property owners

You don’t need to be a roofer to help. What helps most:

  • Mention any damp patches when booking
  • Check the roof from ground level after storms
  • Stay off ladders and the roof
  • Keep a record of damp patches and dates

Premium comes with a follow-up after 12 months. It helps you see whether anything has changed, and whether work has done its job.

Plan a roof survey every few years, or sooner after severe weather. Regular checks catch problems while they’re small. Compare each report with the last.

Earl's Court questions

How do I find out if my home in Earl's Court is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Can you fly a drone over a roof in Earl's Court?

The answer turns on the exact location and the conditions on the day. Earl's Court is inside, or right on the edge of, the flight restriction zone around London Heliport in Battersea. Before any flight there, we ask the heliport for permission, and the flight only goes ahead if it’s given. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. A small drone cannot fly safely in strong wind or a downpour.

Do you give a life expectancy for the roof?

We don’t put a figure on it, because so much depends on the fixings, underlay and upkeep. What we do is explain the roof’s condition and what to deal with first.

What if it rains on the day?

A survey can usually go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather isn’t suitable.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Do you need to get into the loft?

Usually, if there’s one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

Do I have to be there for the survey?

Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Why act early in Earl's Court

If you are planning to sell, a roof survey can help you prepare. You can deal with defects before a buyer’s surveyor finds them, or at least know what to expect. In Earl's Court, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.

Every price we give includes VAT, and the report is not charged as an extra. Roof survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What a roof survey does not cover

It helps to know what a survey won’t do before booking:

  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • A promise that the roof will not leak in future
  • A structural engineer’s report

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we’ll tell you. What our survey covers.

How it works

You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll take it from there. The survey itself takes about 1–2 hours at a typical home; commercial roofs usually need 3–4 hours. In Earl's Court, as in much of London, plenty of properties are flats or terraces without side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when you book.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We look at the roof from every safe viewpoint outside.
  4. Inside, we check the roof space where there is safe access.
  5. We email a written report with photos and recommendations.

Before we arrive

  • Keep pets in another room
  • Check the loft hatch can be reached
  • Gather any invoices or paperwork from past roof work

Signs you need a roof survey in Earl's Court

Blocked gutters cause a surprising amount of damage. Once leaves and moss block a gutter, water spills down the brickwork. Hidden gutters behind parapets and in valleys can send water indoors, particularly near trees.

Here are some of the things we see frequently:

  • Condensation or damp timbers in the loft
  • Blocked, sagging or leaking gutters
  • Lifted, split or missing lead flashings
  • Loose ridge or hip tiles

Shop and office owners around Kensington Arcade may find that knowing the roof’s condition lets you budget for work rather than pay for emergencies.

What to check before booking

  • Whether VAT is in the quoted price
  • How much experience they have with roofs like yours
  • What exactly goes into their report
  • Which parts of the roof they’ll actually see
