About our new roof snagging in Earl's Court

The best time for snagging is before the final payment while the roofer can still come back easily. If that’s passed, it’s worth checking before a defects or warranty period ends. That leaves time to raise what we find. Our report gives you a clear, photographed list of snags to send to your roofer in good time. We survey new flat roofs, loft conversions and dormers and flashings and valleys, and common reasons people get in touch are loose flashings at walls or chimneys and cracked or slipped new tiles or slates.

London’s housing runs from Victorian and Edwardian terraces to interwar semis, post-war estates and new blocks of flats, so a property in Earl's Court might be any of these. Whether you’re buying or have just had a roof replaced, the details that cause trouble depend on the age of the building. Slates, hidden valley gutters, parapets and flat roofs over back additions all need checking in their own way.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

What new roof snagging looks like in Earl's Court

Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. The wider area around Earl's Court has a long history of building, with Garden Lodge about 0.3 miles north-west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

For an older house near a landmark like St Cuthbert's, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges. If you let a flat or house near West Brompton station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full. Controlled parking zones are common in London, so mention any permit rules for Earl's Court, along with any off-street space.

Why get it checked now?

Photographs from ground level rarely show the detail. Our inspection looks as closely as can be done safely, including by drone where it is applicable. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

What you get with us

  • Two decades and more of roof surveys
  • 5,000+ surveys completed
  • Drone and thermal imaging surveys available
  • Surveys seven days a week

How the survey works

Photos are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. Most surveys take roughly 1–2 hours on an ordinary house, while a commercial roof takes nearer three to four hours. From the street, a London terrace typically shows only its front slope or parapet, so in Earl's Court we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Let us know who holds the keys.

  1. First, we note any deadlines and concerns.
  2. The roof is inspected from ground level, vantage points and the roof where safe.
  3. Each detail at ridges, verges, valleys and flashings is looked at.
  4. We check the gutters, lower roofs and walls for debris or damage.
  5. You receive a report to share with your roofer.

Before the survey

  • If it is not your property yet, arrange access through the agent
  • Keep pets out of the way during the survey
  • Leave side gates unlocked

Advice

Should I look at the roof myself first?

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

What affects the price in Earl's Court

The price reflects the time and kit the roof needs. The main factors are:

  • How big the roof is
  • Whether you choose the Basic, Standard or Premium Survey
  • The number of roofs, including extensions and garages
  • The shape of the roof and its details

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

Getting in touch

To price your survey accurately, we will ask about:

  • The type of building and roof, like pitched or flat
  • Where water is showing inside, if it is
  • What’s prompted the survey
  • Whether there’s a loft hatch, a shared roof or tricky access

Our phone lines are open seven days a week, including Saturdays and Sundays. To book or ask a question, ring 07833 053749 or use the contact form.

Questions from Earl's Court

Is parking a problem for a survey in Earl's Court?

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when booking.

Do you cover Earl's Court?

Yes, Earl's Court is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

How soon after the work should I book a snagging inspection?

Once the roofer says the job is done, ideally before you pay in full. That gives time for any snags to be put right.

Do you look in the roof space?

If there is a loft and safe access to it, yes. The roof space can show things the outside cannot, such as damp timbers, staining or daylight.

How long will you be on site?

A visit usually takes about one to two hours for a house, though large, tall or awkward roofs take more time. We will give you an idea when booking.

Do you survey roofs on blocks of flats?

Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.

Do I need to be at home?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access.

Useful tips for Earl's Court property owners

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Look for debris left in gutters from the ground
  • Agree snagging with your roofer at the start
  • Watch for drips in the loft space with care
  • Diary the defects period end date

Your roofer can use the report to put the snags right. Any disagreement about the work is between you and them; we report on what we see.

Note the end date of any defects or warranty period. Book a check well before it so there is time to raise anything.
