How we price thermal roof surveys

Not every roof costs the same to survey, and it comes down to:

  • The package you choose: Basic, Standard or Premium
  • The type of building, from a house to a block or an office
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The use of thermal imaging or a drone

Prices start from £400, including VAT. What you pay depends on the size and height of the roof, how it can safely be seen and which survey you book.

Helping us price your survey

Getting the details right at the start saves time. Please include:

  • What kind of property and roof it is
  • Anything about access we should know
  • Any marks or damp showing indoors
  • Any deadline, such as an exchange date

If you are buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or use the contact form when you are ready.

Thermal roof survey in Earl's Court

A thermal survey isn’t a quick fix for every roof problem. It shows surface temperature, and things like sun, shade, reflections and wind all affect the readings. We back up the images with moisture readings and a careful look at the roof. Our report says plainly what the camera picked up and how sure we can be. Where something cannot be confirmed, we say what would help next. Common reasons to book are moisture around outlets and upstands and damp patches with no obvious cause, across insulated roof spaces, ceilings below the roof and commercial roofs.

Many London roofs are hidden from the pavement: butterfly roofs behind parapets, dormer tops and flat roofs over back additions. Drone photos and thermal images can show parts of a roof that are hard to reach safely. The weather decides the day: both drones and thermal cameras need the right conditions. Thermal images show surface temperature, not water itself, so findings are checked with moisture readings.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Airspace, weather and Earl's Court roofs

Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Many roofs like these can’t be judged properly from the pavement, and that is where a view from above or a thermal image earns its place. The flight restriction zone around London Heliport in Battersea covers Earl's Court, or comes right up to its edge. Where the drone is part of the survey, permission from the heliport is needed first, and the flight only goes ahead if it is given.

Take a building like St Cuthbert with St Matthias CofE Primary School: big roofs are where close-up aerial shots and thermal images show the most at once. If you look after a shop, office or commercial unit, for example near Kensington Arcade, big, flat commercial roofs are where aerial photos and thermal images help most.

The survey, step by step

The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Notes and photographs go into the written report. The visit usually takes about one to two hours at a typical home, though large, tall or awkward roofs take more time. In Earl's Court, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it helps to know what’s near you, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. We check the roof from ground level, from windows and from the roof itself where it’s safe.
  3. Thermal images are taken to show differences in surface temperature.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. We write up the thermal images alongside ordinary photos and recommendations.

Advice

What you can safely check yourself

It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.

What we can’t see

No survey can tell you everything, and it’s better to know them up front. Keep these in mind:

  • Readings unaffected by sun, shade or reflections
  • An energy rating for the building
  • Whether the deck or roof structure is strong enough

If you are not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer before you book. The full list of what we check.

What we look at

  • Flat roofs
  • Insulated roof spaces
  • Ceilings below the roof
  • Commercial roofs
  • Pitched roof slopes
  • Loft conversions

Do you need a thermal roof survey in Earl's Court?

Building owners and managing agents use thermal surveys to plan work on larger flat roofs. Patterns can point to wet areas and show which parts look sound, so moisture readings can be targeted.

These are some of the problems a survey can pick up:

  • Moisture around outlets and upstands
  • Damp patches with no obvious cause
  • Cold spots on ceilings under the roof
  • Thin or uneven insulation in the roof

Controlled parking zones are common in London, so mention any permit rules for Earl's Court.

FAQs for Earl's Court

Is my home in Earl's Court listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Is parking a problem for a survey in Earl's Court?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. That way the visit can be planned around it.

How soon will I get the report?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.

Does the weather affect a thermal survey?

The weather makes a real difference. It works best after a sunny day, with a dry roof surface and little wind. Rain and strong wind can make the images less clear, so we talk through the forecast when booking.

What happens next?

The report comes by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Does the report include photographs?

Yes. Photos are part of every report, so you can see exactly what each finding refers to.

Are you structural engineers?

No. Visible signs like deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.
