About our pre-purchase roof survey in Belgravia
Book after your offer is accepted and before exchange. At that point you can still ask questions, while you’re not yet committed. We survey on weekdays, Saturdays and Sundays, which helps when the chain is moving fast. Basic reports arrive within 48 hours, Standard within 24 to 48 hours and Premium the same day. We’re frequently asked to look into ponding, blisters or splits on a flat roof and loose pots and cracked flaunching, on chimney stacks, flat-roofed extensions and dormers and lead flashings and valleys.
Many London homes have been converted into flats, extended at the back or given a loft conversion with a dormer. Every alteration brings new junctions, flashings and flat-roof areas to look at. If you are buying a flat or house in Belgravia, or have just had new roofing work done, those junctions are often where problems start. Dormer cheeks, lead work and new flat roofs are worth checking closely, as faults there are easy to miss.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Belgravia questions
Can parking be tricky for a visit in Belgravia?
It rarely stops a survey, but it is worth planning. Let us know what parking is available nearby, and the visit is planned around it.
Are there drone restrictions around Belgravia?
It depends on the exact address and the weather on the day. Belgravia is inside, or right on the edge of, the flight restriction zone around London Heliport in Battersea. Before any flight there, we ask the heliport for permission, and the flight only goes ahead if it is given. The restricted area over Hyde Park, where drone flights need permission from NATS, is about 1 mile from Belgravia. We check whether the address falls inside it, and if it does we apply for permission, which is not always given. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. High wind or heavy rain also stops a small drone flying.
What’s the best way to book?
To book, call 07833 053749 or use the contact form and tell us the address and what you need to know. We will confirm the price and agree a day with you.
Is your roof survey a RICS survey?
No. Our survey looks at the roof only, and it’s not a RICS Level 2 or Level 3 survey. It complements one rather than replacing it.
Do you cover Belgravia for pre-purchase roof surveys?
Yes. We survey roofs across London and South East England, and that includes Belgravia.
How many surveys have you done?
Over 20 years and more than 5,000 surveys.
At what stage of buying should I get the roof surveyed?
After your offer is accepted and before you exchange contracts. That way you can still act on what we find.
For landlords and managing agents
If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or drop us an email with the addresses.
We also survey roofs for businesses and commercial landlords. Bigger roofs take more time, and they’re priced for the size.
What we do, step by step
Once we have finished looking, we write up our findings as a report with photographs, sent to you by email. On timing, most surveys take roughly 1–2 hours at a typical home, and longer for a large or complex roof. In a London area like Belgravia, the main things to sort out are parking and access: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from the ground, from windows, from inside the roof space and from the roof where it is safe.
- After your offer is agreed, you book and share your timetable.
- Access to the house and the loft space is agreed beforehand.
- We start outside, looking at the roof from the ground and from vantage points.
- We then look from upstairs windows and inside the loft where it’s safe.
- The report is emailed with photos and recommendations, ready to use before exchange.
Getting ready for the survey
- Keep pets out of the way during the survey
- Let us know about any leaks, stains or damp patches you know of
- Dig out any old roof reports or invoices

What this survey can’t tell you
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Confirmation of asbestos in cement sheets or soffits
- The condition of the rest of the house (that is a RICS home survey)
- Defects hidden under coverings or inside walls without opening up
If you’re not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer. What a survey covers and doesn’t.
What this survey covers
- Chimney stacks
- The roof space
- Lead flashings and valleys
- Gutters and downpipes
- Clay and concrete tiles
- Flat-roofed extensions and dormers
- Natural slate
Checking the roof from ground level
During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
Leave it or get it looked at?
A good many buyers go ahead anyway, but with their eyes open. The report shows what needs doing first, so you can plan work before small faults get bigger. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.
