About our flat roof survey in Belgravia

Each type of flat roof has its own weak points. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Knowing what you have and how it’s doing helps you plan what comes next. We survey mastic asphalt, upstands and outlets and EPDM rubber, and people most often book us about upstands pulling away from walls and blisters and bubbles in the covering.

Offices, shops and blocks of flats across London often have large flat roofs with plant, rooflights and walkways. Each pipe, upstand and fixing through the covering is a possible weak point. In Belgravia, roof access is agreed with the building manager or owner beforehand. Plant bases, rooflights and cable entries are all places where water can get in.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What we do, step by step

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. The whole visit usually takes about one to two hours at most homes, with bigger or more complicated roofs taking longer. In Belgravia, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We look at the roof from wherever it can be seen safely.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Where there’s safe access, we check the ceilings and spaces below for signs of water.
  5. We send a written report with photos, the defects we found and what we recommend.

Before we arrive

  • For a flat or shared roof, check access with the building owner or managing agent
  • Keep pets out of the way during the survey
  • Move anything stored under the loft hatch

Advice

Why act early in Belgravia

Waiting for a stain inside means the water has already got through the layers. We can pick up worn covering and failing details sooner, while there’s still time to plan the work. London’s older roofs often have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, with VAT included. We can help you choose the package that fits what you want to find out.

Why book with us

Flat roof surveys around Belgravia

Belgravia has a number of hotels within about a mile and a half. If you look after one, a leak through a flat roof can put a room out of use. Apsley House, about 0.4 miles north, is one of the historic houses in the wider area around Belgravia. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

Anyone responsible for a site like Holy Trinity CofE Primary School will know that ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. If yours is one of the older homes in the streets near St Peter's Church, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. A roof leak in a hotel or guest house around Belgravia means lost rooms as well as repairs, so it’s worth knowing the roof’s condition.

Questions from Belgravia

Will parking be an issue for a roof survey in Belgravia?

Parking in Belgravia, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available as you book.

Do you cover commercial flat roofs around Belgravia?

Yes. As well as homes, we check flat roofs on offices, hotels, blocks of flats and commercial units. Larger commercial roofs are quoted for the building.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.

What if it rains on the day?

Light rain is normally fine; heavy rain and wind are different. In strong wind or heavy rain, a drone cannot fly and access may not be safe, and we’d agree another day.

How soon will I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email, ready to forward.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

Do you test for asbestos?

No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it.

Checking the roof from the ground

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in, using safe viewpoints and a drone where applicable.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

How the survey changes by roof type

Rooflights and upstands

Upstands at walls and parapets need to stay watertight as the building moves. We check for splits, gaps and loose flashings above the upstand.

EPDM rubber

Rubber roofs can shrink back from their edges or lift where the adhesive has failed. Any we find are noted and photographed.

Tips from our surveys

Small things make a difference. Some pointers:

  • Treat rooflights and old sheeting as fragile
  • Note the date and type of any roof work
  • Note any new marks on ceilings beneath the roof
  • Keep outlets clear of leaves and moss

Many people send the report to two or three roofers for quotes. With each roofer working from the same list, comparing quotes is simpler. It’s your choice who carries out the work and when.

Get splits, lifted seams and loose trims seen to while they’re small. Prompt repairs tend to add years to a flat roof.
