Chimney surveys for homes and businesses in Westminster

Many terraced and semi-detached homes share their chimney stacks with a neighbour. We inspect the parts we can see safely and the parts the owner gives us access to. Where a problem seems to involve a neighbour’s side, the report records it and you can then discuss it with them. You get a written report with photos and our recommendations. Typical surveys look at gaps in the mortar around the pots and damaged chimney pots and cowls, across lead flashings, chimney breasts and brick chimney stacks.

Victorian and Edwardian terraces are found right across London, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. In Westminster, as across London, that’s why a roof needs a proper look rather than a glance from the street. Lead flashings and shared chimney stacks on these houses need a close look too.

After the visit, you get a report with photographs, emailed to you. It sets out the condition of the chimney stack, any defects and our written recommendations.

What a chimney survey looks like in Westminster

Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Knowing the covering helps explain which parts of a roof are likely to need work first. Clarence House, about 0.4 miles north-west, is one of the historic houses in the wider area around Westminster. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

Take a building like Harris Westminster Sixth Form: large buildings have long gutter runs and big roofs that need checking like any other. For landlords with property near London Victoria station, a dated record of the roof is useful when planning maintenance across a let. For an older house near a landmark such as Christ Church, old fixings, lead flashings and tall chimneys are typical of older roofs.

What happens if roof problems are left?

For a buyer, the best time to learn about a chimney is before exchange. After that, any work is yours to arrange and pay for. Our report gives you facts to raise with the seller or agent. In Westminster, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.

What you get with us

  • An independent look at the roof
  • We hold a CAA Flyer ID and Operator ID
  • Two decades and more of roof surveys
  • More than 5,000 surveys completed

Practical tips

There is plenty you can do without going near the roof. What helps most:

  • Remove aerials or dishes from the stack if they’re no longer needed
  • Ask about consent before removing a chimney on an older property
  • Check unused flues are capped with ventilation
  • Check your stacks from ground level after strong winds

If anything in the report isn’t clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.

Watch for damp or staining on chimney breasts. Early signs are easier to trace.

Landlords, agents and block managers in Westminster

Letting agents often book on a landlord’s behalf, and the report can go to both. We agree a time with the tenant beforehand.

How the survey changes by roof type

Flaunching

Flaunching takes the worst of the weather. We look for cracks, gaps around the pots and missing pieces.

Chimney breasts and the loft

If a chimney breast has been removed below, we note what we can see of the support above. A structural engineer should confirm whether it’s adequate.

Questions from Westminster

I let a flat near London Victoria station. Can you check the roof?

Yes, that’s a common request. We just need to know who will give access, and the report can go straight to you or your agent.

Is my home in Westminster listed or in a conservation area?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

What does a chimney survey cover?

The survey covers the pots and cowls, the flaunching, the pointing, the bricks and the flashings. We also check chimney breasts and the stack in the loft space where we can reach. You get a written report with photos.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first, with the building owner or managing agent. Tell us about it when booking and we will explain what’s needed.

Will I get photos?

Yes. Photographs are taken throughout the survey, and the report uses them to show each finding.

Can you give me structural calculations?

No. We note visible signs like sagging or deflection, but we are not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.

What happens next?

We email you the written report with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

What happens on the day

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey typically takes an hour or two on an ordinary house, with bigger or more complicated roofs taking longer. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, let us know as you book.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. The flashings and the roof around each chimney are inspected.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. Any lean, spalling or worn pointing is recorded.
  5. The report explains the condition and which work is most urgent.

What this survey can’t tell you

No survey can tell you everything, and we’d rather be clear about that before you book. Bear these in mind:

  • Areas we can’t view from safe positions
  • What’s inside the brickwork or behind render, without opening up
  • Structural calculations for a leaning stack

Not sure which survey suits your roof? You can call 07833 053749 or email us and we’ll tell you. What a survey covers and doesn’t.
