Chimney surveys for homes and businesses in Vauxhall
For buyers, a chimney survey before exchange can flag work you may want to raise. Cracked flaunching, failed flashings and worn pointing are common findings on older stacks. Our report gives you specific points to raise with the seller or agent. It complements a RICS home survey rather than replacing it. We survey brick chimney stacks, chimney pots and cowls and shared and party-wall stacks, and the problems we’re asked to look at most are lifted or split lead flashings and worn or missing pointing.
Victorian and Edwardian terraces are found right across London, frequently with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. Homes in Vauxhall are no exception. Lead flashings and shared chimney stacks on these houses need a proper look too.
Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

How we price chimney surveys
Our packages start from £150, including VAT. The price for your roof depends on:
- The size of the roof
- Chimneys, valleys, parapets and other details
- The package you choose: Basic, Standard or Premium
- Whether thermal imaging or a drone is needed
Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, how it can safely be seen and which survey you book.
What to let us know when you get in touch
The more you let us know, the easier it is to price the survey. When you contact us, tell us:
- The style of property, from a terrace to a block
- Any stains, drips or damp patches you’ve seen indoors
- What’s prompted the survey
- The property’s address and postcode
A quick phone call is typically the easiest start: call 07833 053749 or drop us an email. You’ll have a price before anything is arranged.
Different roofs, different checks
Chimney pots and cowls
A loose or cracked pot can fall from height. We photograph each pot and note any damage.
Chimney breasts and the loft
Inside, chimney breasts can show damp when water gets into the stack. We check the breasts and the stack in the roof space where we can reach.

Why act early in Vauxhall
Most people never get a close look at their chimney stacks. Defects tend to go unseen until there is a stain. A survey gives you a clear picture before that happens. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.
The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.

Honest limits
Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:
- Flue inspections or sweeping
- Whether a stack needs rebuilding on structural grounds
- Conditions inside walls
If in doubt, ring 07833 053749 or send us an email and we’ll recommend the right survey before booking. What our survey covers.
What we look at
- Chimney breasts
- Shared and party-wall stacks
- Brick chimney stacks
- Flaunching
- Lead flashings
- Chimney pots and cowls
What you can safely check yourself
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking, as it helps us focus the survey.
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
Vauxhall questions
Can parking be tricky for a visit in Vauxhall?
In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when you book.
I let a flat near Vauxhall station. Can you check the roof?
Yes, landlords and agents are among the people we work for. Just phone 07833 053749 or use the contact form with the details.
How do I arrange a chimney survey in Vauxhall?
Simply ring 07833 053749 or drop us an email. After a few questions, we confirm the price and fix a day, weekday or weekend.
Is it a structural engineer’s report?
No. We note visible signs like sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.
What does a roof survey cost?
Prices start from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT.
Do you inspect shared chimneys?
Yes. Shared stacks are common on terraced and semi-detached houses. We record the stack as far as we can see it and flag anything on the neighbour’s side.
How long does the survey take?
Expect it to take roughly 1–2 hours at a typical home, though large, tall or awkward roofs take more time. You will then get the report by email.
What happens on the day
Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit typically takes an hour or two at a house, as part of a look at the roof around the stack. In Vauxhall, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.
- First we talk through the stacks, their history and any problems.
- We look at every stack from wherever it can be seen safely.
- Pots, cowls, flaunching, pointing and flashings are checked and photographed.
- We look for damp on chimney breasts and in the loft space.
- The report, with photos and recommendations, is emailed to you.
Preparing for the visit
- Mention any parking restrictions on your street
- Have any paperwork from past roof work to hand
- Show us where any leaks or stains appear
How to book
Once you know what you need, ring 07833 053749 or send us an email. From there it’s a case of choosing a package, agreeing the price and fixing a day.
Advice
Vauxhall homes and their roofs
Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Whichever you have, the details that tend to fail before the covering itself get the closest look. With Benjamin Franklin House about 1.2 miles north, Vauxhall sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.
If you let a flat or house near Vauxhall station, the gap between tenancies is a good time to have the roof looked at. If yours is one of the older homes in the streets near St Peter's Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For site and facilities teams at buildings like Vauxhall Primary School, large buildings have long gutter runs and big roofs that need checking like any other.
