Independent chimney surveys in Burlington Estate

Do you need a chimney survey in Burlington Estate?

Chimney stacks stand above the roof, exposed to wind, rain and frost on every side. Frost works into cracks in the flaunching and pointing, and rain soaks into worn brickwork. Most people book after spotting damp or a loose pot, or before buying.

A survey makes sense if you’ve noticed:

  • Spalled or crumbling bricks
  • Damp on a chimney breast inside
  • Pots or cowls that look unsafe
  • A chimney out of line

Homes near green spaces such as St Anne's Churchyard can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall.

Choosing a roof surveyor

  • Whether you get a written report with photos
  • What experience they bring
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Is there a chance to talk the report through?

What’s in a roof survey

Chimney survey in Burlington Estate: what you get

Many homes have chimneys that are no longer used. A disused stack still needs looking after. Capping a stack without ventilation can trap moisture and lead to damp inside. We check how redundant stacks have been capped and look for damp in the chimney breasts. You get photos of each stack and our recommendations. We’re often asked to look into eroded joints in the brickwork and a chimney out of line, across lead flashings, brick chimney stacks and chimney breasts.

Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. In Burlington Estate, as across London, that’s why a roof needs a careful look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

How the survey works

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit typically takes roughly 1–2 hours for most homes, a little longer where there are several stacks. In a London conversion, the way into the loft space is frequently from a communal landing or the top flat. If that applies to your building, it’s useful to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. You let us know how many stacks there are and any damp or problems you’ve noticed.
  2. The stacks are looked at from the ground, from windows and from other safe vantage points.
  3. We check and photograph the pots, cowls, flaunching, pointing and flashings.
  4. We check the chimney breasts and the stack in the loft space where we can reach them.
  5. The findings are written up with photographs and recommendations and emailed to you.

Advice

How we price chimney surveys

We confirm the price for the job before you book. These are the things that affect it:

  • The type of building, from a house to a block or an office
  • Whether you choose the Basic, Standard or Premium Survey
  • The number of roofs, including extensions and garages
  • The shape of the roof and its details

A Basic Survey starts from £150, with VAT included. The Standard Survey starts from £250 and the Premium Survey from £400. You will know the price for your survey before booking.

What we need to know

Getting the details right at the start saves time. It is useful to include:

  • Any stains, drips or damp patches you’ve seen indoors
  • Pictures from the garden or a window, if you have them
  • How the loft is reached, if there is one
  • What made you get in touch

Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, ring 07833 053749 or send us an email.

Burlington Estate questions

I let a flat near Bond Street station. Can you check the roof?

Yes, landlords and agents are among the people we work for. You can ring 07833 053749 or send us an email with the address and what you need, and we’ll talk through which survey suits.

Does a conservation area affect roof work in Burlington Estate?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

What does the report include?

It works through the roof part by part, in writing and with photos. Points are put by urgency where it matters.

Is a leaning chimney dangerous?

Have it checked rather than leaving it. Leaning frequently comes from mortar breaking down unevenly. We record its condition with photos, and a structural engineer can confirm whether it is stable.

What happens after the survey?

You will receive the report by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

Do you need to go on the roof to check the chimney?

Each stack is viewed from the safest viewpoints: from ground level, windows and vantage points, and from the loft where there’s access. Our Premium Survey includes a drone inspection where applicable. If part of a stack cannot be seen, the report says so.

Do you carry professional indemnity insurance?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

Rented homes, blocks and businesses

Any of our surveys can be booked by landlords, agents and building managers in Burlington Estate. To discuss a property or a block, call 07833 053749 or use the contact form.

Where a roof is shared: we need access agreed with the freeholder or managing agent. Mention it when you get in touch and we’ll plan the survey around it.

Should I look at the roof myself first?

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book.

What a chimney survey looks like in Burlington Estate

Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. If your home in Burlington Estate is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Burlington House, about 0.1 miles south-east, is one of the historic houses in the wider area around Burlington Estate. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

For site and facilities teams at buildings like LITE Regal International School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you look after a shop, office or commercial unit, for instance near Kingly Court, a dated report on the roof is useful for planning and for any lease discussions.

Tips that help

A survey works best with a little help from you, before and after. Some tips:

  • Check that disused chimneys can still breathe
  • Have brackets on the chimney checked
  • Ask about consent before removing a chimney on an older property
  • Have the flue swept and checked if you use the fire

With a shared stack, the report can help when talking to next door. The photos show the problem and which side it’s on, as far as we could see.

Watch for damp or staining on chimney breasts. Early signs are easier to trace.
