About our roof survey in Burlington Estate

A roof survey tells you what condition your roof is in, before small faults become big ones. We check the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, along with the loft where it’s safe to get in. You get a photo-illustrated written report and recommendations. Where it is relevant, the recommendations are prioritised by urgency. If you’ve noticed condensation or damp timbers in the loft and flashings that have come away from the wall, we can find out what’s behind it, on natural slate, ridges, hips and valleys and chimney stacks alike.

London has a great many flats in converted houses and purpose-built blocks, so roofs are often shared between several households. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up. A defect on a shared roof can reach more than one flat. A report gives everyone the same picture to plan from, with photos.

We keep jargon out of it: if work is needed, the report says so clearly, along with how urgent it is.

Should I look at the roof myself first?

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

How the survey changes by roof type

Chimney stacks

Damp on a chimney breast inside often starts with the stack outside. We check the flashings and mortar for the cause.

Flat roof coverings

A felt roof often lasts around 15 to 20 years, while EPDM rubber frequently lasts 30 to 50 years and GRP up to about 30. We look at how the covering is wearing.

Questions from Burlington Estate

Does a conservation area affect roof work in Burlington Estate?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

I let a flat near Bond Street station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or drop us an email with the address and what you need.

What does a roof survey cost?

Roof survey starts from £150, including VAT. We confirm the price for the job before you book, and it depends on the roof’s size, access and the package you choose. For a price, ring 07833 053749 or email us.

Do you inspect the roof from on top?

When the roof and the conditions make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft.

Do you need to get into the loft?

If there’s a loft and safe access to it, yes. The roof space can show things the outside cannot, such as damp timbers, staining or daylight.

Will you fly a drone over my roof?

Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

Is a roof survey the same as a structural survey?

No. Our survey looks at the condition of the roof, and Standard and Premium include structural checks. It is not a structural engineer’s report and does not include calculations.

The survey, step by step

Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. It usually takes an hour or two for most houses, while a commercial roof takes nearer three to four hours. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. If that applies to your building, it’s useful to agree access with the neighbours or the managing agent first. Otherwise, the visit in Burlington Estate runs like any other.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

Getting ready for the survey

  • Let us know about any leaks, stains or damp patches you know of
  • Agree roof access with the managing agent if it is shared
  • Gather any invoices or paperwork from past roof work

Booking a survey

Booking is simple: just phone 07833 053749 or send us an email and give us a few details about the property and we’ll explain which survey suits. We confirm the price before anything is booked.

What a roof survey does not cover

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Structural calculations (that’s a structural engineer’s job)
  • A promise that the roof will not leak in future
  • Asbestos testing of any kind

If you are not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer before you book. The full list of what we check.

Roofs we survey in Burlington Estate

  • Clay and concrete tiles
  • Flat roofs
  • Natural slate
  • Lead flashings
  • Chimney stacks
  • Ridges, hips and valleys
  • The roof space

Tips that help

A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:

  • Hold on to the report for future surveys
  • Find records of any re-roofing or repairs
  • Ask about a flat roof on an extension or garage too
  • Don’t climb onto the roof yourself

Where it helps, we say which items are urgent. Some faults need dealing with soon, while others can wait for planned work. It makes the next steps much clearer.

Have gutters and valleys cleared regularly, particularly after autumn. Leave the clearing to a professional. Most overflow damage starts with a blocked gutter.

What affects the cost of roof surveys

A few things affect what a survey costs:

  • How many separate roofs there are, such as extensions, dormers and garages
  • Commercial roofs and larger buildings
  • How tall the building is and how easy the roof is to see
  • Features like valleys, chimneys, dormers and parapets

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.

What we need to know

If you can, have these to hand when you contact us:

  • How the loft is reached, if there is one
  • Pictures from the garden or a window, if you have them
  • Dates you are working to, like exchange
  • What kind of property and roof it is

Once you know what you need, ring 07833 053749 or use the contact form. From there it is a case of choosing a package, agreeing the price and fixing a day.

Roof surveys in Burlington Estate: local notes

Burlington Estate is about 2 miles from the restricted area over Hyde Park, where drone flights need permission from NATS. If your survey includes the drone, the address is checked against it before any flight. Inner London’s Victorian and Edwardian terraces frequently have Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Burlington Estate is in London, so parking needs planning: let us know about parking bays, permits or a driveway as you book. Burlington House, about 0.1 miles south-east, is one of the historic houses in the wider area around Burlington Estate. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is. Anyone responsible for a site like LITE Regal International School will know that a written record of a large roof helps plan work for the holidays rather than in term time.
