Roof surveys for homes and businesses in Mayfair

Everything we check, we check safely: from the ground, from windows and other vantage points, from inside the loft and from the roof itself where it’s safe. The Premium Survey adds thermal imaging and, where applicable, a drone, for roofs that are hard to see well. All we need from you is access to the property and the loft. Each defect we find is photographed and explained. If you’ve noticed standing water on a flat roof and crumbling chimney pointing or cracked flaunching, a survey will tell you what’s going on.

Victorian and Edwardian terraces are found right across London, frequently with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in Mayfair are no exception. Shared chimney stacks and the lead around them are just as important to check.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Do you need a roof survey in Mayfair?

What’s under the slates or tiles is as important as the coverings themselves. Breathable membranes only appeared in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Felt that has torn or perished stops doing its job.

Things that often lead to a survey include:

  • Slipped, cracked or missing slates and tiles
  • Condensation or damp timbers in the loft
  • Gutters that overflow in heavy rain
  • Ponding, splits or blisters on flat roofs

If you let a flat or house near Bond Street station, a dated record of the roof is useful when planning maintenance across a let.

Before booking any roof surveyor

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • What they won’t be able to tell you
  • How much experience they have with roofs like yours
  • What the report includes, and whether it has photos

What to expect from a roof survey

Tips from our surveys

You don’t need to be a roofer to help. What helps most:

  • Ask about a flat roof on an extension or garage too
  • File the report with your home documents
  • Gather any paperwork for past roof work
  • Stay off ladders and the roof

The Premium Survey includes a 12-month follow-up. It helps you see whether anything has changed, and whether work has done its job.

Plan a roof survey every few years, or sooner after severe weather. Regular checks catch problems while they’re small. Compare each report with the last.

Can I check my roof myself?

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

FAQs for Mayfair

Is drone flying allowed in Mayfair?

Usually it comes down to two things: the airspace at the address and the weather. Mayfair is about 1 mile from the edge of the flight restriction zone around London Heliport in Battersea. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. The restricted area over Hyde Park, where drone flights need permission from NATS, is about 1 mile from Mayfair. If a roof falls inside it, we apply for permission before flying, and the flight only goes ahead if it’s granted. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. The flight also waits for calm, dry weather, though the rest of the survey goes ahead either way.

How do I find out if my home in Mayfair is listed?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

When will the report arrive?

That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. We send it by email.

What’s the best way to book?

To book, call 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.

Do I have to be there for the survey?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access.

Can you survey a shared roof?

Yes, as long as access is agreed. Roofs over flats are often shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we’re allowed to reach.

What does a roof survey cost?

Roof survey starts from £150, including VAT. We confirm the price for your survey before booking, and it depends on the roof’s size, access and the package you choose. To get a price, call 07833 053749 or send us an email.

Landlords, agents and block managers in Mayfair

Landlords and letting agents in Mayfair book surveys as well as householders. A written report with photos gives you a clear record of the roof.

Letting agents can arrange access with tenants. We survey seven days a week, which helps when tenants work during the week.

Leave it or get it looked at?

Before you put a home on the market, it is useful to know the roof’s condition. You’ll know what a buyer’s survey might pick up, or at least know what to expect. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. When the stain finally shows, the damage underneath is often older than it looks.

Roof survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we’ll tell you which fits.

What you get with us

Roof surveys around Mayfair

The restricted area over Hyde Park, where drone flights need permission from NATS, is about 1 mile from Mayfair. Where the drone is part of the survey, we check whether the address falls inside it before flying. Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Take a building like LITE Regal International School: large buildings have long gutter runs and big roofs that need checking like any other. Shop and office owners around Kingly Court may find that a roof report helps plan work around trading rather than after a leak.

How the survey works

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. Most surveys take about one to two hours for most homes, depending on how many separate roofs there are. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, tell us when you book.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

Preparing for the visit

  • Buyers: confirm access with the estate agent or seller
  • Unlock side gates and any roof access doors
  • Gather any invoices or paperwork from past roof work
