How a pre-purchase roof survey works in Tyburn

Buying a home is a big commitment, and the roof is one of the costliest parts to put right. A pre-purchase roof survey looks at it closely before you’re tied in. We check the coverings, ridges, valleys, flashings, chimneys and gutters, and the roof space where it’s safe to get in. You get a written report with photos. We are often asked to look into worn or lifted lead flashings and gutters choked with leaves and moss, on chimney stacks, clay and concrete tiles and flat-roofed extensions and dormers.

Many London homes have been converted into flats, extended at the back or given a loft conversion with a dormer. Every alteration brings new junctions, flashings and flat-roof areas to look at. For a purchase in Tyburn, or for new roofing work there, those junctions deserve a careful look. Dormer cheeks, lead work and new flat roofs are worth checking closely, as faults there are easy to miss.

Every survey ends with a written report, with photographs, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

What we do, step by step

Safety comes first on every visit. We inspect what can safely be seen, and anything we cannot see is noted in the report. Most visits take between one and two hours at most homes, with bigger or more complicated roofs taking longer. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, tell us as you book.

  1. After your offer is agreed, you book and share your timetable.
  2. Access to the house and the roof space is agreed in advance.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. Inside, we check the roof space and look at the roof from windows.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Preparing for the visit

  • Leave side gates unlocked
  • For flats, make sure roof access has been agreed
  • Leave a clear route to the loft

Prices for pre-purchase roof surveys in Tyburn

When we price a survey, we consider:

  • Height and safe access
  • The use of thermal imaging or a drone
  • How many separate roofs there are, such as extensions, dormers and garages
  • Features like valleys, chimneys, dormers and parapets

Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. We confirm the price for your roof before you book.

Helping us price your survey

There is no need for technical words. It’s enough to let us know:

  • Anything about access we should know
  • The type of building and roof, like pitched or flat
  • Any deadline, such as an exchange date
  • Any stains, drips or damp patches you’ve seen indoors

Prices start from £150, including VAT. The exact figure depends on the roof and the package, so ring 07833 053749 or email us with the details.

Checking the roof from the ground

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Local roofs and buyers in Tyburn

Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. If your home in Tyburn is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. For a purchase or a newly finished roof, the materials decide which details matter most. The flight restriction zone around London Heliport in Battersea comes within about 1 mile of Tyburn. If your survey includes the drone, the exact boundary is checked for the address first.

If yours is one of the older homes in the streets near Church of the Annunciation, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges. Landlords with a home close to London Paddington station may find that the roof is worth checking before you add another property to a portfolio or pay a roofer in full. For a London address like Tyburn, it’s useful to know about controlled parking before the day, along with any off-street space.

Different roofs, different checks

Flat roofs

Flat roofs on extensions, dormers and garages are easy to forget about. Felt roofs often last around 15 to 20 years, rubber longer and GRP up to about 30. We check how the covering is wearing.

Gutters and parapets

Parapet and box gutters are hidden behind walls and can overflow inside. Where we can see them safely, we check the linings and outlets.

When you need someone else

To be straight with you, there are limits to any roof survey:

  • Defects hidden under coverings or inside walls without opening up
  • A structural engineer’s report
  • How a seller will respond, or what the house is worth

If in doubt, ring 07833 053749 or drop us an email and we’ll suggest the right survey. What our survey covers.

Tyburn: your questions answered

Are there drone restrictions around Tyburn?

The answer turns on the exact location and the conditions on the day. Tyburn is about 1 mile from the edge of the flight restriction zone around London Heliport in Battersea. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. Tyburn is about 1 mile from the restricted area over Hyde Park, where drone flights need permission from NATS. We check whether the address falls inside it, and if it does we apply for permission, which isn’t always given. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. A small drone cannot fly safely in strong wind or heavy rain.

Can parking be tricky for a visit in Tyburn?

It can be, so it helps to tell us about permits, visitor bays or off-street space when booking. The visit is then planned around what’s available.

When is the best time to have the roof checked when buying?

The sooner after your offer is accepted, the better. The report is most useful before exchange, because after that the roof is yours to deal with.

Is your roof survey a RICS survey?

No. Our survey looks at the roof only, and it is not a RICS home survey. It complements one rather than replacing it.

Can you survey at the weekend?

Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days when you book.

How many surveys have you done?

Over 5,000 surveys so far, over more than 20 years, with 98% customer satisfaction.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access when you book.
