How the survey changes by roof type
Gutters and parapets
Parapet and box gutters are hidden behind walls and can overflow inside. We look at their linings and outlets from wherever is safe.
Chimney stacks
We inspect the outside of the stack, not a flue, gas or sweep inspection. If a flue needs testing, we will suggest who to ask.
Pre-purchase roof surveys for homes and businesses in Holland Park
Buying a flat brings its own roof questions. Depending on the lease, roof repairs may fall to the building owner or a management company, with costs often passed on through the service charge. We check as much of the roof as access safely allows, and the report gives you clear points to raise with your solicitor or the managing agent. If the building has a flat roof, we check that too where access allows. We survey clay and concrete tiles, lead flashings and valleys and flat-roofed extensions and dormers, and common reasons people get in touch are worn or lifted lead flashings and quick fixes on flashings and valleys.
In London, a good many houses have been split into flats, extended or fitted with a dormer loft conversion. Each change adds roof details, such as flat roofs, new flashings and junctions with the original slopes. If you are buying a flat or house in Holland Park, or have just had new roofing work done, those junctions are often where problems start. Dormer cheeks, lead work and new flat roofs are worth checking closely, as faults there are easy to miss.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Can I check my roof myself?
What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we look at the roof.
Holland Park questions
Is my home in Holland Park listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.
Is parking a problem for a survey in Holland Park?
It can be, so it is useful to tell us about permits, visitor bays or off-street space when you book. That way the visit can be planned around it.
How long have you been surveying roofs?
We have completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of customers are satisfied.
Do you inspect the roof from on top?
Only where it is safe to do so. We inspect from the ground, from windows and vantage points, from the loft and from the roof itself where safe. The Premium Survey adds a drone inspection where it applies.
Do you need access inside the house?
Ideally, yes. The loft tells us a lot about the roof, and views from upper windows help too. The agent or seller can arrange entry.
Is a roof survey worth having alongside a home survey?
That depends on how much you want to know about the roof. A home survey may recommend further investigation of the roof, and our survey gives you that closer look. It does not stand in for a RICS survey.
Will the roof report help me negotiate with the seller?
Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. The outcome is between you and the seller, so we cannot promise any saving.
Do you need a pre-purchase roof survey in Holland Park?
Patch repairs are common on roofs of every age. Bitumen over flashings, mortar fillets in place of lead and odd replacement tiles can point to a problem that keeps coming back. We note what we see so you can ask about it.
Common reasons to book include:
- Cracked flaunching or crumbling chimney pointing
- Old water stains in the roof space
- Slates or tiles that have slipped or gone
- Gutters choked with leaves and moss
If your home is one of the older ones in the streets near Church of St George, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.
Before you book any roof surveyor
- Whether VAT is in the quoted price
- Are they insured for the work?
- What the report includes, and whether it has photos
- Do they have a CAA Flyer ID and Operator ID for drone work?
The survey, step by step
Every roof is different; as a rough guide, the survey takes an hour or two on an ordinary house, or half a day or so for a commercial building. If you have questions on the day, just ask. In Holland Park, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.
- Once your offer has been accepted, you book and give us the address and your timescale.
- We arrange access with you, the agent or the seller.
- We look at the roof from ground level, from windows, from the loft space and from the roof where safe.
- Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
- Your report arrives by email, with photos and recommendations prioritised by urgency.
Before the survey
- Let us know where we can park nearby
- Leave a clear route to the loft
- If you’re buying, check with the agent that we can get in

- Defects hidden under coverings or inside walls without opening up
- The condition of the rest of the house (that is a RICS home survey)
- Whether timbers meet design loads
