Shepherd's Bush Pre-Purchase Roof Survey
A roof survey before you buy a house or flat for Shepherd's Bush, from an experienced roof surveyor. You get a clear written report with photos.
- Slates or tiles that have slipped or gone
- Blistered or split felt on a flat roof
- Loose pots and cracked flaunching
Pre-purchase roof survey in Shepherd's Bush: what you get
Tall, steep or hidden roofs are hard to judge from the street. Our Premium Survey includes thermal imaging and, where it applies, a drone inspection, along with a same-day report. If airspace rules or the weather rule out a flight, we will say so and inspect from every other safe vantage point. If you are worried about quick fixes on flashings and valleys and slates or tiles that have slipped or gone, a survey will tell you what’s going on, on flat-roofed extensions and dormers, natural slate and chimney stacks alike.
Homes across London range from Victorian and Edwardian terraces to interwar semis, post-war blocks and new developments, and a home in Shepherd's Bush could be any of them. Whether you are buying or have just had a roof replaced, the details that cause trouble depend on the age of the building. Slates, hidden valley gutters, parapets and flat roofs over back additions all need checking in their own way.
You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What happens if roof problems are left?
Even if you go ahead regardless, knowing the roof’s condition helps you plan. You’ll know which jobs are urgent and which can wait, so you can plan work before small faults get bigger. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. When the stain finally shows, the damage underneath is often older than it looks.
The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Pre-purchase roof survey starts from £150, including VAT.

How the survey changes by roof type
Natural slate
On a slate roof, the underlay may be old bitumen felt, or there may be none at all on very old roofs. From inside the roof space, we report what we can see of it.
Lead flashings and valleys
Lead flashings seal the joints where a roof meets a wall or chimney. We check whether they’ve lifted, split or been replaced with mortar or bitumen.
Tips that help
A survey works best with a little help from you, before and after. Some tips:
- Ask whether there are papers for past roof work
- Give your solicitor a copy of the report
- Book once your offer is accepted
- Notice patches of new decoration in top-floor rooms
You may want to pass the report to your solicitor or conveyancer so questions can go to the seller’s solicitor. Past repairs, re-roofing and any records of that work are all fair questions, particularly where we have found patch repairs.
Keep the loft ventilated. Condensation in a roof space can look like a leak and can damage timbers over time. Keep insulation clear of eaves vents so air can move.

If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. Surveys run on any day of the week, which helps when tenants work during the week.
Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client.
What we do, step by step
On the day, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where it applies. Most surveys take an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. In a London area like Shepherd's Bush, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at everything that’s safely in view from ground level, windows, the loft and, where it is safe, the roof itself.
- We help you pick the package that suits the property.
- We agree a visit, including weekends if that helps.
- The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
- Standard and Premium surveys add the extra checks they include.
- We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.
Before we arrive
- Let us know where we can park nearby
- Have any paperwork from past roof work to hand
- Let us know about any leaks, stains or damp patches you know of
How to book
Prices start from £150, including VAT. The exact figure depends on the roof and the package, and you can ring 07833 053749 or send us an email to find out.

DIY checks: what’s safe
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where applicable.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.
Shepherd's Bush: your questions answered
Does a conservation area affect roof work in Shepherd's Bush?
Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.
Will parking be an issue for a roof survey in Shepherd's Bush?
It can be, so it is useful to let us know about permits, visitor bays or off-street space when you book. The visit is then planned around what’s available.
How many surveys have you done?
We have completed more than 5,000 surveys, across 20+ years of surveying roofs.
Is your roof survey a RICS survey?
No. It’s a roof survey by an experienced roof surveyor, with a written report and photographs. It isn’t a RICS survey and does not cover the rest of the house.
Can I use the report to negotiate on price?
Yes, you can. You’ll have photos and a written description of each defect, so you can raise them with the seller or their agent. We cannot promise how the seller will respond.
Do you cover Shepherd's Bush?
Yes. We survey roofs across London and South East England, and that includes Shepherd's Bush.
I live in a flat. Can you survey the roof?
Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so the building owner or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.

For landlords with property near Shepherds Bush station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. The streets around a church like Shepherd's Bush Tabernacle are frequently among the oldest in a place, and if you own one of the older houses nearby, the roof may have had decades of patch repairs, and the survey shows where they are.
