About our electronic leak detection in Parsons Green

Our ELD testing covers flat roofs in Parsons Green and the rest of London and the South East. A visit normally takes longer on a large roof than a small one, and the build-up of the roof makes a difference too. Every roof is quoted on its size and build-up. You get a report with photos. If you’ve noticed leaks through a covered membrane and damp inside with no sign on the roof, a survey will tell you what’s going on, on commercial flat roofs, flat roof membranes and roof terraces and balconies alike.

London has a lot of flat roofs: rear additions, dormers, roof terraces and the roofs of blocks and offices. Coverings range from felt and asphalt to EPDM rubber, GRP fibreglass and single-ply membranes, and each fails in its own way. In Parsons Green, as anywhere in London, the right approach depends on what the roof is made of. Many older flat roofs are felt or asphalt, and many newer ones EPDM rubber or GRP.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

What happens on the day

Photos are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. Most surveys take more time on a big roof than a small one, with the construction of the roof playing a part too. In Parsons Green, as in much of London, a good many properties are flats or terraces without side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents as you book.

  1. First, you tell us about the roof build-up and where water is showing.
  2. The roof is assessed to see if electronic testing will work on it.
  3. We pick the low-voltage or high-voltage method that suits the roof.
  4. Testing runs across the roof to locate breaches in the membrane.
  5. The breaches are recorded with photographs in a report for your roofer.

Before the survey

  • Clear the way to the loft hatch
  • Leave side gates unlocked
  • For a flat or shared roof, check access with whoever owns or manages the building

What this survey can’t tell you

It helps to know what a survey won’t do before booking:

  • Roofs whose membrane or build-up isn’t suitable
  • Water entering through details rather than the membrane
  • Areas we cannot reach or that can’t be tested

If in doubt, phone 07833 053749 or email us and we’ll point you to the right survey before booking. What a survey covers and doesn’t.

What we check

  • Liquid-applied waterproofing
  • Green roofs
  • Roof terraces and balconies
  • Commercial flat roofs
  • Flat roof membranes
  • Single-ply roofs

DIY checks: what’s safe

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in.

Electronic leak detection around Parsons Green

Historic houses like Fulham Palace, about 0.8 miles west, show how far back building in the area around Parsons Green goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Parsons Green has a number of hotels within about a mile and a half, and hotels, like offices and blocks of flats, often have flat roofs. If you look after one, a leak through a flat roof can put a room out of use.

If you look after a building such as Lady Margaret School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. If you own a rental within reach of Imperial Wharf station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. For businesses in and around places such as Putney Exchange, flat roofs over shops and units are easy to forget until water comes through a ceiling.

Parsons Green: your questions answered

Can you look at the flat roof of a hotel or office near Parsons Green?

Yes, commercial flat roofs are part of what we cover. Larger commercial roofs are quoted for the building, and roof access is agreed with you ahead of the visit.

How do I find out if my home in Parsons Green is listed?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

What do I do with the report?

The report comes by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Is it a structural engineer’s report?

No. We note visible signs such as sagging or deflection, but we are not structural engineers and do not carry out calculations. Where an engineer is needed, we say so in the report.

Is the repair part of the test?

No. We test the membrane and report. The report shows where each breach is for your roofer to repair.

How many surveys have you done?

Over 20 years and more than 5,000 surveys, across London and South East England.

Which days do you carry out surveys?

Surveys run on weekdays and at weekends. To arrange a date, phone 07833 053749 or send us an email.

Why act early in Parsons Green

ELD before paving, ballast or planting goes on is simpler. Once layers are added, finding a breach is harder. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.

Every price we give includes VAT. Electronic leak detection is quoted for your roof, because the method depends on the roof. You will know the price for the job before booking.

Every roof is different, so prices are confirmed before booking. These are the things that affect it:

  • How big the roof is
  • Height and safe access
  • Commercial roofs and larger buildings
  • Chimneys, valleys, parapets and other details

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Electronic leak detection is quoted for your roof, because the method depends on the roof.
