About our electronic leak detection in Sands End

ELD is a way of pinpointing breaches in a flat roof’s waterproofing membrane. It uses a small electrical current which can only get through the membrane at a breach. It can find holes too small to spot by eye, so your roofer can repair them. The results come in a report with photos. We survey roof terraces and balconies, flat roof membranes and liquid-applied waterproofing, and people most often book us about water coming in under a flat roof and leaks through a covered membrane.

London has a lot of flat roofs: rear additions, dormers, roof terraces and the roofs of blocks and offices. They’re covered in felt, asphalt, EPDM rubber, GRP fibreglass or single-ply membranes, each with its own weak points. In Sands End, as anywhere in London, the right approach depends on what the roof is made of. Older flat roofs are often felt or asphalt, newer ones rubber or GRP.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

Signs you need electronic leak detection in Sands End

Holes in a membrane often come from feet, tools or debris. Some are too small to see, but still let water through.

Problems we come across often include:

  • Breaches around outlets and penetrations
  • Gaps at membrane joints
  • Punctures from foot traffic or tools
  • Water coming in under a flat roof

If you run a hotel or guest house in or near Sands End, a roof problem can mean rooms out of use.

  • Whether the inside of the roof is included

What’s in a roof survey

How we price electronic leak detection

Several things affect the price of a survey:

  • How many separate roofs there are, like extensions, dormers and garages
  • How tall the building is and how easy the roof is to see
  • Whether it is a home or a commercial building
  • The shape of the roof and its details

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Electronic leak detection is quoted for your roof, because the method depends on the roof.

Getting in touch

There’s no need for technical words. It’s enough to tell us:

  • Your postcode, so we can check access and travel
  • What’s prompted the survey
  • Any photos you have, taken from ground level or a window
  • Your timetable, like an exchange date

To book a survey, phone 07833 053749 or use the contact form and tell us the address and what’s prompted the survey. You’ll know the price before anything is booked.

The survey, step by step

On the day, we begin with a quick chat about the roof and anything that’s worrying you. After that, we check everything we can see safely, using the ground, windows, the loft and a drone where it applies. Most surveys take longer on a large roof than a small one, with the construction of the roof playing a part too. In Sands End, as in much of London, plenty of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents when booking.

  1. First, you let us know about the roof build-up and where water is showing.
  2. We check that the membrane and build-up suit electronic leak detection.
  3. We pick the low-voltage or high-voltage method that suits the roof.
  4. The roof is tested and any breaches are located.
  5. You get a report showing where each breach is, for your roofer to repair.

Before the survey

  • Dig out any old roof reports or invoices
  • Check we can get to the back of the property
  • Make sure the loft hatch can be reached

Advice

What we cannot see

Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:

  • Carrying out the repair work
  • Water entering through details rather than the membrane
  • Roofs whose membrane or build-up is not suitable

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you. What our survey covers.

Different roofs, different checks

Bituminous membranes

Bitumen roofs can often be tested electronically, depending on what’s below.

Liquid-applied waterproofing

Testing a liquid-applied roof depends on what’s beneath the coating.

Electronic leak detection in Sands End: local notes

Within a mile and a half or so of Sands End there are several hotels, and hotels, like offices and blocks of flats, often have flat roofs. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use. Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

If you let a flat or house near Imperial Wharf station, the flat roof over a let home is worth a look before it becomes a tenant complaint. For an older house near a landmark such as St Mary's Church, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.

Sands End questions

Do you look at commercial flat roofs near Sands End, such as hotels?

Yes, commercial buildings, hotels included, are part of the work. Access to the roof is sorted out with whoever manages the building before the day.

Is parking a problem for a survey in Sands End?

Sometimes, yes. If Sands End has controlled parking where you are, a visitor permit is the easiest answer.

Do you test for asbestos?

No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

What happens after the survey?

You’ll receive the report by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.

Will I get photos?

Yes, every report has them. Pictures sit next to the findings they show, which makes the report easy to follow.

Will you go up on the roof?

Only when it is safe. Safe viewpoints, the loft space and a drone where applicable cover most of what’s needed, and the report notes anything we couldn’t see.

Which days do you carry out surveys?

We carry out surveys on any day of the week. To find a day that suits you, phone 07833 053749 or drop us an email.

Leave it or get it looked at?

Repairs in the wrong place leave the leak in place. ELD shows the actual breach points. In Sands End, as across London, an overflowing gutter soaks the wall below, which can lead to damp inside. A small blockage left for a few winters becomes a damp problem.

All our prices include VAT. We quote electronic leak detection for each roof, as the method and time depend on the roof. We confirm the price for your survey before booking.
