Sands End Thermal Roof Survey
Know where you stand with the roof before you decide what to do next. We carry out thermal roof surveys in Sands End, with photos and a clear written report.
- Water that travels before it shows
- Wet insulation beneath the membrane
- Damp that repairs haven’t cured
What we look for on each type of roof
GRP fibreglass roofs
Water can get through cracked GRP into the deck. We combine a visual check of cracks with the thermal images around them.
Loft insulation
Insulation often gets moved during work in the loft. Thermal images can show where it has been pushed aside.
Thermal roof surveys for homes and businesses in Sands End
Thermal imaging is useful when a damp patch has no clear cause. Leaks frequently run along a roof before they appear on a ceiling, and the camera can show patterns that help us follow it. The images are used alongside a visual inspection and moisture readings, so the findings don’t rely on the camera alone. Typical surveys look at cold spots on ceilings under the roof and leaks far from where the stain appears, across commercial roofs, loft conversions and flat roofs.
London airspace is busy and tightly controlled: there are flight restriction zones around Heathrow, London City and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Before a drone goes up in Sands End, the address is checked against all of them, and permission is never taken for granted.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Tips from our surveys
Most of what helps is simple and safe from ground level. A few suggestions:
- Keep the heating on as usual before a heat loss survey
- Make sure the loft can be reached safely
- Check outlets after heavy rain
- Leave the roof to people with safe access
Premium Surveys include an in-person consultation, giving you the chance to talk through the images and findings. A follow-up 12 months later is included as well.
Keep an eye on ceilings under the roof for new stains. Catching a leak early stops insulation getting soaked.
The survey, step by step
Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe vantage point, take photos as we go and record our findings for the written report. It normally takes about 1–2 hours at a typical home; commercial roofs usually need 3–4 hours. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know when you book.
- We start with the roof, its history and any signs of damp or heat loss.
- We check the conditions and note how they may affect the images.
- We inspect the roof and take thermal images during the same visit.
- We back up the thermal patterns with moisture readings.
- You get the report the same day, with an in-person consultation to follow.
Before the survey
- Note where any stains or damp appear
- Move anything stored under the loft hatch
- If the roof is shared, arrange access with whoever manages the building

FAQs for Sands End
How do I find out if my home in Sands End is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.
Can you fly a drone over a roof in Sands End?
That depends on where the roof is and on the weather. Sands End is inside, or right on the edge of, the flight restriction zone around London Heliport in Battersea. Before any flight there, we ask the heliport for permission, and the flight only goes ahead if it’s given. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. High wind or heavy rain also stops a small drone flying, though the rest of the survey goes ahead either way.
What does the report include?
A photo-illustrated written report, explaining the condition of the roof, any defects and our recommendations, with the most urgent first where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.
How long does the survey take?
Expect it to take roughly 1–2 hours for most houses, and about three to four hours for a commercial roof. You will then get the report by email.
What does a thermal roof survey show?
The camera records how the surface temperature varies. Those patterns can point to trapped moisture, missing insulation or heat loss. Findings are checked with moisture readings.
Can a thermal camera see water?
Not directly. It shows temperature, and wet materials often behave differently from dry ones. We confirm what it suggests with moisture readings.
Is thermal imaging good for finding leaks?
It’s a useful tool for tracing leaks, but not the only one. The results depend on conditions on the day. Where it cannot be pinned down, the report suggests a next step, like electronic leak detection.
Checking the roof from ground level
Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
Thermal roof surveys in Sands End: local notes
Historic houses such as Carlyle's House, about 0.9 miles north-east, show how far back building in the area around Sands End goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Older coverings on steep or tall roofs are hard to judge from below, so close-up close-up aerial shots and thermal images help.
If you look after a building such as Falconbrook Primary School, big roofs are where photos from the air and thermal images show the most at once. Shop and office owners around Southside Wandsworth may find that a commercial roof can be photographed from above without anyone walking on it.

When to book a survey in Sands End
Once a leak has been fixed, people often ask whether the roof is still wet. Thermal images and moisture readings can suggest whether moisture is still trapped, given suitable conditions on the day.
It is worth booking a survey if you’ve seen:
- Areas losing heat at the eaves and junctions
- Stains that keep coming back
- Damp around chimneys and parapets
- Possible trapped moisture under a flat roof covering
As a London address, Sands End can be tricky for parking: let us know about parking bays, permits or a driveway when you book.
