Flat roof surveys in Kensal Rise: local notes
Kensal Rise has a number of hotels within about a mile and a half, and like offices and blocks, hotels often sit under flat roofs. If you look after one, a leak through a flat roof can put a room out of use. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. If your home in Kensal Rise is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.
For businesses in and around places such as Westfield London, outlets and upstands on commercial flat roofs are the places to check before trouble starts. Anyone responsible for a site like Ark Franklin Primary Academy will know that a large flat roof with a good many outlets and rooflights has many places where a membrane can fail. Landlords with a home close to Kensal Rise station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Flat roof survey in Kensal Rise
Offices, shops, industrial units and blocks of flats frequently sit under large flat roofs. On a roof like this, a survey shows where the covering is wearing, where water is ponding and which outlets need attention. We record the condition with photos so work can be planned and budgeted. We quote commercial roofs on their size and how they’re reached, so please call 07833 053749 or drop us an email with the address and an idea of the roof’s size. We survey EPDM rubber, upstands and outlets and mastic asphalt, and people most often book us about damaged trims at the roof edge and a sagging deck under the covering.
Commercial and residential blocks across London frequently have big flat roofs with plant, rooflights and access walkways. Every penetration and upstand is a place where a membrane can fail. For a building in Kensal Rise, access is agreed with whoever manages the roof ahead of the visit. Plant bases, rooflights and cable entries are all places where water can get in.
Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Tips from our surveys
Over many surveys, some simple habits stand out:
- Never stand on rooflights or fragile sheeting
- Check the outlets after the leaves fall
- Have the roof looked at again after a severe storm
- Note the date and type of any roof work
Many people send the report to two or three roofers for quotes. With each roofer working from the same list, comparing quotes is simpler. It’s your choice who carries out the work and when.
Keep outlets, gutters and hoppers clear, particularly after the leaves fall. A flat roof that drains well wears much more slowly.

What we look for on each type of roof
GRP fibreglass
GRP roofs can last up to about 30 years when they’re laid well. Hairline cracks over board joints are an early warning we look out for.
EPDM rubber
An EPDM rubber roof is usually one large sheet, bonded to the deck. The survey looks at laps, edge trims, corners and signs of puncture.
Surveys for landlords and agents in Kensal Rise
Businesses and commercial landlords can book us too. Larger roofs take longer, and they’re priced for the size.
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.
Kensal Rise: your questions answered
Is my home in Kensal Rise listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.
Will parking be an issue for a roof survey in Kensal Rise?
Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.
What does ponding on a flat roof mean?
Standing water on a flat roof deserves a closer look. It often means a blocked outlet, poor falls or a dipping deck, and water that sits wears the covering sooner. Our survey notes the ponding and what seems to be causing it.
What’s the best way to book?
Just phone 07833 053749 or drop us an email with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.
How many surveys have you done?
Over 20 years and more than 5,000 surveys.
Do you work in Kensal Rise?
Yes. We survey roofs in Kensal Rise and the rest of Greater London. For a price, phone 07833 053749 or use the contact form.
Do you use drones?
Where it’s applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
Why get it checked now?
Waiting for a stain inside means the water has already got through the layers. We can pick up worn covering and failing details sooner, so you can plan the work rather than react to it. London’s older roofs frequently have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
What you get with us

What happens on the day
We check the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In Kensal Rise, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it is useful to know what’s near you. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.
- We start with the details: the address, the roof’s use and any leaks or stains.
- We view the roof from ground level, from windows and from the roof where it’s safe to do so.
- We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
- Inside, we look for damp and staining under the roof where there’s access.
- You get a written report with photos and our recommendations.
Before the survey
- Gather any invoices or paperwork from past roof work
- Check the loft hatch can be reached
- Let us know about parking before the day

Advice
How we price flat roof surveys
When we price a survey, we consider:
- The height of the building and how the roof can be seen safely
- The use of thermal imaging or a drone
- The shape of the roof and its details
- How many separate roofs there are, like extensions, dormers and garages
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.
Booking your survey
Before you get in touch, it helps to have:
- Any photos you have, taken from the ground or a window
- Any stains, drips or damp patches you’ve seen indoors
- The reason for the survey, like buying, a leak or storm damage
- Your postcode, so we can check access and travel
Most bookings start with a short call: call 07833 053749 or drop us an email. You’ll have a price before anything is arranged.
