Flat roof survey in Wembley Park

We inspect a flat roof from wherever it can be seen safely: from the roof itself where that is safe, from windows and nearby vantage points, and from inside where there’s access. Fragile rooflights and fragile sheets are never walked on. Where any area can’t be viewed safely, we say so in the report, so you know exactly what was covered. If you’re worried about dips that suggest the deck is deflecting and outlets that hold water back, a survey will tell you what’s going on, whatever the roof.

Across London, flat roofs are everywhere, from back additions and dormers to roof terraces, blocks of flats and offices. They’re covered in felt, asphalt, EPDM rubber, GRP fibreglass or single-ply membranes, and each fails in its own way. In Wembley Park, as anywhere in London, the right approach depends on what the roof is made of. Older flat roofs are often felt or asphalt, newer ones rubber or GRP.

We write the report in plain English, so you do not need to be a roofer to follow it. Each point is backed by a photo where possible, with the urgent items made clear.

How it works

There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. The survey itself takes about 1–2 hours at most homes, rising to roughly 3–4 hours on a commercial building. From the street, a London terrace typically shows only its front slope or parapet, so a visit in Wembley Park moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, let us know who can let us into the shared parts.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We check the roof from ground level, windows and the roof where it’s safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photos and recommendations, comes to you by email.

What we look for on each type of roof

GRP fibreglass

GRP roofs can last up to about 30 years when they’re laid well. Cracking where boards meet or where the deck moves is a common early sign of trouble.

Rooflights and upstands

Upstands at walls and parapets need to stay watertight as the building moves. We check for splits, gaps and loose flashings above the upstand.

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

Why it’s worth a survey now in Wembley Park

On a commercial building, a flat roof leak can disrupt tenants, staff and stock. Surveying the roof in good time means work can be planned and budgeted around the people who use the building. London’s older roofs often have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, access and the package you choose.

Flat roofs in Wembley Park

Within a mile and a half or so of Wembley Park there are several hotels. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

For site and facilities teams at buildings such as Michaela Community School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. With Pitzhanger Manor about 3.8 miles south, the area around Wembley Park has a long history. Older houses nearby often have flat roofs added much later, built to very different standards from the main roof. Take an older house close to St Augustine: later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear.

Yes. As well as homes, we check flat roofs on offices, hotels, blocks of flats and commercial units. Larger commercial roofs are quoted for the building.

A report with photos, covering the condition of the flat roof, the defects we found and what we recommend, by urgency where it matters. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

What affects the price in Wembley Park

All our prices include VAT. The things that change the price are:

  • Whether you choose the Basic, Standard or Premium Survey
  • Whether thermal imaging or a drone is needed
  • The type of building, from a house to a block or an office
  • Roof area

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You’ll know the figure before booking.

  • Any deadline, like an exchange date
