What a roof survey looks like in Kingsbury

If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. The wider area around Kingsbury has a long history of building, with Headstone Manor about 3.5 miles west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

Take an older house close to Church of the Holy Innocents: its chimney, valleys and lead work are likely to be the parts that need attention first. Trees in and around Roe Green Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. Shop and office owners around London Designer Outlet may find that a dated report on the roof is useful for planning and for any lease discussions.

About our roof survey in Kingsbury

Many homes have several roofs, not just one. Rear extensions, dormers, porches and garages frequently have flat roofs. They’re included alongside the main roof, looking for ponding, splits, blisters and worn upstands. Flat roofs frequently need attention long before the main roof, so they deserve a careful look. A felt roof often lasts around 15 to 20 years, and GRP up to about 30. We survey the roof space, lead flashings and flat roofs, and common reasons people get in touch are valley linings that have cracked or split and lifted, split or missing lead flashings.

London has a great many flats in converted houses and purpose-built blocks, where the roof is typically a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up. A defect on a shared roof can reach more than one flat. With a written report and photos, everyone can plan from the same facts.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What this survey can’t tell you

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Defects hidden under coverings or inside walls without opening up
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • A promise that the roof won’t leak in future

If in doubt, call 07833 053749 or use the contact form and we will suggest the right survey before booking. The full list of what we check.

Roof types and parts we check

  • Flat roofs
  • Chimney stacks
  • Lead flashings
  • Natural slate
  • The roof space
  • Ridges, hips and valleys
  • Clay and concrete tiles

The survey, step by step

We don’t take risks to get a closer look. We inspect what can be seen safely, and if part of the roof cannot be seen, the report says so. Most visits take roughly 1–2 hours for most homes, depending on how many separate roofs there are. Surveys in Kingsbury can be booked for any day of the week. London parking is often by permit or pay-and-display, so it is useful to know what’s near you, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the loft space where there’s safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Preparing for the visit

  • Tell us about any leaks, stains or damp patches you know of
  • Have any questions written down, so nothing gets missed
  • Keep pets out of the way during the survey

Getting a price

If you have photos of the roof, send them over. Take them safely from ground level or a window; never climb up to get a better view. To get started, phone 07833 053749 or use the contact form.

Advice

Different roofs, different checks

Flat roof coverings

Standing water, blisters and splits all point to wear. We also look at the edges, upstands and outlets.

Concrete interlocking tiles

Interlocking tiles on shallow roofs depend on their laps and fixings. Lifted or cracked tiles are noted, particularly at the verges and ridge.

Leave it or get it looked at?

Roof faults rarely stay the same size. A single gap lets water onto the timbers underneath, and damp timber slowly weakens. Catching it early means less to put right. In a London terrace or conversion, a roof defect rarely stays your problem alone: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Roof survey starts from £150, including VAT.

Checking the roof from ground level

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

How we price roof surveys

A few things affect what a survey costs:

  • How big the roof is
  • Whether you choose the Basic, Standard or Premium Survey
  • Chimneys, valleys, parapets and other details
  • How tall the building is and how easy the roof is to see

Roof survey starts from £150, including VAT. What you pay depends on how big and how high the roof is, how it can be seen safely and which survey you book.

Booking your survey

Here’s what helps us most when you get in touch:

  • The address and postcode of the property
  • Any deadline, like an exchange date
  • Any photos you have, taken from the ground or a window
  • What made you get in touch

Not sure which survey you need? The easiest way is to call 07833 053749 or send us an email and describe the roof and what’s worrying you. We will talk you through the options and what they cost.

Kingsbury questions

How do I find out if my home in Kingsbury is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Can a landlord with a rental near Hendon station book a roof survey?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance.

What does a roof survey cost?

Prices start from £150, including VAT. The final figure depends on the roof and the package you choose, and it is agreed before booking.

Can you survey in bad weather?

It depends on the weather and the survey. In strong wind or a downpour, a drone cannot fly and access may not be safe, and we’d agree another day.

How long does the visit take?

Allow roughly 1–2 hours at a typical home, rising to roughly 3–4 hours on a commercial building. We will give you an idea of timing when you book.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach.
