Roof survey in The Hyde: what you get
Three packages cover most roofs: Basic from £150, Standard from £250 and Premium from £400, with VAT included. Basic is a visual inspection with photos and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where applicable. Every package includes a written report. Typical surveys look at worn lead at chimneys and abutments and torn or sagging underlay, across the roof space, chimney stacks and ridges, hips and valleys.
Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. Hidden behind the parapet, that gutter can block or split without anyone seeing it. For a house in The Hyde with this kind of roof, the hidden gutter is one of the first things to check.
The report doesn’t just list problems. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Honest limits
It’s a careful look at the roof, not the whole story. The main limits are:
- The condition of the rest of the building (that’s a RICS home survey)
- How the roof will behave in every kind of weather
- Asbestos testing of any kind
If you are not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer. What our survey covers.

Why it’s worth a survey now in The Hyde
Planned work is less stressful than an emergency. With a report, you can tackle the urgent jobs first and plan the rest, rather than calling someone out after a storm. London’s older roofs frequently have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

Roofs, chimneys and gutters in The Hyde
If your survey includes the drone, the flight is checked against the Drone Safety Map first. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
If you own a rental within reach of Hendon station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Shop and office owners around Brent Cross Shopping Centre may find that a dated report on the roof is useful for planning and for any lease discussions. If you own one of the older houses in the streets near St Matthias the Apostle church, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Checking the roof from the ground
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Clay plain and peg tiles
Handmade and machine-made clay tiles are long-lasting. We check for cracked, slipped and missing tiles.
Lead flashings and valleys
Lead-lined valleys and gutters are common on older homes. Worn or split lead lets water straight in.
Questions from The Hyde
I let a flat near Hendon station. Can you check the roof?
Yes, letting agents and landlords book with us as well as owners. You can ring 07833 053749 or use the contact form with the address and a few details, including who will give access on the day.
Will parking be an issue for a roof survey in The Hyde?
Typically it is manageable with a little notice. Let us know the parking rules on your street and we’ll work around them.
Do you use drones?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
Is your survey a structural engineer’s report?
No. We report on the roof’s condition, and the Standard and Premium packages include a structural check. It is not a structural engineer’s report and does not include calculations.
Does someone need to be in?
It depends on what we need to see. For inside areas and the roof space, someone has to give us access.
Does the weather affect the survey?
A survey can usually go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we will agree a new date if the weather isn’t suitable.
Will you check the loft?
If there is a loft and safe access to it, yes. The roof space can show things the outside cannot, such as damp timbers, staining or daylight.
How the survey works
You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. The survey itself takes about 1–2 hours for most homes, depending on how many separate roofs there are. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that is the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in The Hyde runs like any other.
- We help you choose a Basic, Standard or Premium Survey.

- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.

Before the survey
- Leave a clear route to the loft
- For a flat or shared roof, check access with the building owner or managing agent
- Note where any stains or damp appear
