Redundant chimneys are common, especially where fires have been replaced by central heating. Even when it is not used, a stack has to stay weathertight. If it has been capped without ventilation, damp can build up inside it. We check how redundant stacks have been capped and look for damp in the chimney breasts. The report sets out what we found and what we recommend. Typical surveys look at damaged chimney pots and cowls and damp on a chimney breast inside, on lead flashings, chimney pots and cowls and flaunching.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in The Hyde has one, it needs checking from somewhere that can actually see it.

The report records the chimney stack as we found it on the day. That makes it useful now and a handy reference later, for instance when you want to check whether anything has changed.

Landlord and commercial surveys in The Hyde

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait.

If the property is let, the agent or a tenant can let us in. We survey seven days a week, which can make access easier.

Questions from The Hyde

How do I find out if my home in The Hyde is listed?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Is parking a problem for a survey in The Hyde?

Parking in The Hyde, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when booking.

Do you inspect the flue?

No. It is not a flue, sweep or gas safety inspection. We check the stack, pots, flaunching, pointing and flashings, and damp inside, and we’ll say if anything suggests the flue needs checking.

Is The Hyde in your area?

Yes. The Hyde is part of the area we cover.

Will you check the loft?

If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps.

Do you use drones?

Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. We look at the parts we are given access to.

Signs you need a chimney survey in The Hyde

Stacks that were used for open fires for many years can weaken from the inside. Mortar can deteriorate unevenly from flue gases and moisture, which is one reason stacks start to lean.

These are some of the problems a survey can pick up:

  • Flashings pulling away from the stack
  • A chimney out of line
  • Frost-damaged brickwork on the stack
  • Damp patches on chimney breasts

For site and facilities teams at buildings such as The Hyde School, a written record of a large roof helps plan work for the holidays rather than in term time.

What a roof survey includes

What a chimney survey doesn’t cover

Some things can’t be seen without opening up the roof, so a survey has limits:

  • Structural calculations for a leaning stack
  • Hidden sides of a shared stack
  • Conditions inside walls

If in doubt, ring 07833 053749 or send us an email and we will point you to the right survey. What a survey covers and does not.

What we check

  • Shared and party-wall stacks
  • Chimney pots and cowls
  • Lead flashings
  • Brick chimney stacks
  • Flaunching
  • Chimney breasts

Leave it or get it looked at?

A small amount of repointing or new flaunching is typically a modest job. Left for a few winters, frost and water can loosen pots and bricks, and the work grows. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

DIY checks: what’s safe

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

Roofs, chimneys and gutters in The Hyde

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. If your home in The Hyde is one of them, bay roofs, hips and later dormers each have their own details. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Heath House, about 3.2 miles south-east, is one of the historic houses in the wider area around The Hyde. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

Trees in and around West Hendon Playing Fields shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. If you look after a shop, office or commercial unit, for instance near Brent Cross Shopping Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

What happens on the day

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from each safe vantage point, photograph what we find and make notes for the report. It usually takes between one and two hours for most homes, a little longer where there are several stacks. In The Hyde, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it helps to know what’s near you. Upstairs rooms at the back are useful too, as they frequently give the best view of a rear addition.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. The flashings and the roof around each chimney are inspected.
  3. We look at the flaunching and pots on every stack.
  4. Any lean, spalling or worn pointing is recorded.
  5. You receive a written report setting out what needs attention first.
