About our chimney survey in Hendon

Many terraced and semi-detached homes share their chimney stacks with a neighbour. We look at everything that’s safely in view and what the owner gives us access to. If a defect appears to be on the neighbour’s side, we note it and you can then discuss it with them. You get a report with photographs and our recommendations. We survey shared and party-wall stacks, flaunching and brick chimney stacks, and common reasons people get in touch are cracked or missing flaunching and mortar washing out of the joints.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. For a house in Hendon with this kind of roof, the hidden gutter is one of the first things to check.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Chimney surveys in Hendon: local notes

The wider area around Hendon has a long history of building, with Heath Hall about 2.3 miles east. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. If your home in Hendon is one of them, bay roofs, hips and later dormers each have their own details. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

For site and facilities teams at buildings such as Hendon School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you own a rental within reach of Hendon station, a dated record of the roof is useful when planning maintenance across a let.

FAQs for Hendon

Do you survey roofs for landlords with property near Hendon station?

Yes, landlords and agents are among the people we work for. Just call 07833 053749 or email us with the details, and we will talk through which survey suits.

Is my home in Hendon listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Is a leaning chimney dangerous?

A leaning stack should be looked at. We record the lean, the brickwork and the pointing, and if it may be a structural issue, we recommend a structural engineer.

How much does a chimney survey cost in Hendon?

Chimney survey starts from £150, including VAT. You’ll know the price for the job before booking. For a price, phone 07833 053749 or send us an email.

Do you work in Hendon?

Yes, we do. We carry out chimney surveys in Hendon, and the service is the same as everywhere else we work.

How long does the survey take?

It typically takes between one and two hours at a typical home, and about three to four hours for a commercial roof. The report follows by email.

Can you inspect my roof with a drone?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where applicable, the Premium Survey.

Common roof problems in Hendon

Flaunching is the mortar bed that holds the pots and throws water off the top. Cracked flaunching lets water in, and each winter makes it worse. Loose pots can follow.

A survey makes sense if you’ve noticed:

  • Pots or cowls that look unsafe
  • Unused flues sealed without airflow
  • Damp on a chimney breast inside
  • Spalled or crumbling bricks

For businesses in and around places such as Brent Cross Shopping Centre, a dated report on the roof is useful for planning and for any lease discussions.

Before booking anyone

  • What they won’t be able to tell you
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Their report turnaround times
  • Will they check the loft as well as the outside?

What a roof survey includes

What affects the cost of chimney surveys

Not every roof costs the same to survey, for these reasons:

  • Commercial roofs and larger buildings
  • Chimneys, valleys, parapets and other details
  • The roof’s overall size
  • Basic, Standard or Premium

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

Helping us price your survey

When you call or email, these details help:

  • Dates you are working to, such as exchange
  • Anything about access we should know
  • Where any leaks, stains or damp patches show inside
  • Where the property is, with the postcode

Rented homes, blocks and businesses

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photos included.

How it works

It is useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take an hour or two on an ordinary house, rising to roughly 3–4 hours on a commercial building. From the street, a London terrace normally shows only its front slope or parapet, so in Hendon we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Let us know who holds the keys.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. The flashings and the roof around each chimney are inspected.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. Any lean, spalling or worn pointing is recorded.
  5. You receive a written report setting out what needs attention first.

How to prepare

  • Note where any stains or damp appear
  • Jot down any questions you want answered
  • Find any records of previous roof work

Advice

What you can safely check yourself

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Practical tips

From years of surveys, a few habits stand out as worth the effort:

  • Check unused flues are capped with ventilation
  • Don’t use a ladder to reach the stack yourself
  • Check your stacks from the ground after strong winds
  • File photos of the stacks with your home records

If the stack is shared, you can pass the report to your neighbour. It shows what we found and where, as far as we could see.

Check fixings on the stack are sound and taken off if they’re no longer needed. Removing unused fixings takes strain off the brickwork.
