Gutter surveys for homes and businesses in Hendon
A gutter needs a steady fall towards its outlet or water sits in them. When brackets sag or joints part, water pools, drips and spills over at the low points. We look along each run for sags, gaps and leaking joints, along with the brackets and downpipe fixings. You get written recommendations, prioritised by urgency where relevant. We survey valley gutters, eaves gutters and downpipes, and common reasons people get in touch are overflowing eaves gutters and hoppers and outlets full of debris.
Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are often shared between several households. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up. A defect on a shared roof can reach more than one flat. With a written report and photos, everyone can plan from the same facts.
After the visit, you get a photo-illustrated written report, sent by email. It sets out the condition of the gutter, any defects and our written recommendations.

What a survey costs
To price your survey, we check:
- Roof area
- How tall the building is and how easy the roof is to see
- How complicated the roof is, with its valleys, chimneys and parapets
- Extra roofs, like extensions, dormers or garages
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 inc. VAT. We can help you choose the package that fits what you need to know.
Helping us price your survey
Here’s what helps us most when you contact us:
- Access details, like a loft hatch or a shared roof
- Where water is showing inside, if it is
- The kind of building and roof involved
- Your postcode, so we can check access and travel
We survey roofs on weekdays, Saturdays and Sundays. To arrange a day that suits you, ring 07833 053749 or send us an email with the address and the days you’d prefer.
What we do, step by step
You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. The survey itself takes about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. London terraces rarely offer a view of the whole roof from one spot, so in Hendon we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Tell us who holds the keys.
- We ask about overflows, damp or leaks you’ve noticed.
- The eaves gutters, downpipes and fascias are checked from the ground and vantage points.
- We check hidden gutters, such as valleys and parapets, where it is safe to see them.
- Where the loft can be reached safely, we check it for staining or damp.
- We send a written report with photos and clear recommendations.
Before we arrive
- Mention any parking restrictions on your street
- Jot down any questions you want answered
- Have keys ready for side gates, garages or roof access doors

What a gutter survey looks like in Hendon
About 2.3 miles east lies Heath Hall, a reminder of how long the area around Hendon has been built on. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Whichever you have, the details that tend to fail before the covering itself get the closest look.
Landlords with a home close to Hendon station may find that the gap between tenancies is a good time to have the roof looked at. Take an older house close to Christ Church Hendon: its roof may have old fixings, lead flashings and chimneys that need a closer look.

Before and after the survey
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Get the gutters cleaned out every year
- Ask for valleys and parapet gutters to be cleared too
- Look out for overflows when it pours
- Look for downpipes coming loose
If anything in the report is not clear, ask us. With the Standard Survey there is a follow-up consultation and the Premium Survey comes with an in-person one.
Watch your gutters from ground level or a window during heavy rain. Water spilling over the edge or out of a joint is a sign that something needs attention before the walls suffer.

Your questions about gutter surveys in Hendon
Is my home in Hendon listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Can a landlord with a rental near Hendon station book a roof survey?
Yes, landlords and agents are among the people we work for. Just phone 07833 053749 or email us with the details, and we’ll talk through which survey suits.
Will you look at parapet and box gutters as well?
Yes. Hidden gutters are a common cause of leaks inside, so they’re an important part of the survey. Some may only be partly visible, and we will note that in the report.
Does the report include photos?
Yes, every report has them. Pictures sit next to the findings they show, which makes the report easy to follow.
Do you work in Hendon?
Yes. We survey roofs in Hendon and the rest of Greater London. To book, call 07833 053749 or drop us an email.
What happens next?
You will receive the report by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.
What’s in the report?
You get our findings in writing, part by part, with photos. Points are put by urgency where it matters.
What we are asked to look at in Hendon
Valley, parapet and box gutters are frequently lined with lead or a sheet material. When a lining splits or an outlet blocks, the water can come inside as there is nowhere harmless for it to go. Lead is also a target for theft.
Look out for signs like these:
- Gutters that have fallen out of line
- Hoppers and outlets full of debris
- Water spilling over the gutter edge
- Valley or box gutters that overflow inside
Living close to Hendon Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching.
Choosing a roof surveyor
- Is there a chance to talk the report through?
- Which limits apply to the survey
- Which parts of the roof they’ll actually see
- Whether the price includes VAT
Should I look at the roof myself first?
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
