Gutter survey in Colindale

Gutters carry rain off the roof and away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t, often down the brickwork or into the building. We check the full rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. The findings go into a written report with photos. We are often asked to look into brackets that have dropped or snapped and dripping or leaking gutter joints, on fascias and soffits, parapet and box gutters and eaves gutters.

London has a great many flats in converted houses and purpose-built blocks, so roofs are frequently shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. A defect on a shared roof can reach more than one flat. A report gives everyone the same picture to plan from, with photos.

The report is written in plain words, so you do not need to be a roofer to follow it. Photos show what each point refers to.

Before and after the survey

Getting the most from a gutter survey starts before we arrive and carries on afterwards. Some tips:

  • Include valley, parapet and box gutters when clearing
  • Book gutter clearing once a year, more often near trees
  • Leave gutter checks at height to someone equipped for it
  • Keep climbers away from the eaves

How quickly the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. It’s sent to you by email as soon as it’s ready.

Get trees and climbers near the eaves trimmed back by someone who can do it safely. Less debris means fewer blocked outlets.

What we look for on each type of roof

Plastic (uPVC) gutters

Many homes have plastic gutters and downpipes. As the seals age, joints can start to drip, and brackets can sag under load.

Cast iron gutters

A good many period homes still have cast iron rainwater goods. They last well when painted, but rust where the paint fails.

Leave it or get it looked at?

A dripping joint or sagging bracket will not get better on its own. Each heavy rain puts more water where it shouldn’t be, on walls, timber and sometimes inside. A survey now tells you what needs doing and how urgent it is. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.

What you can safely check yourself

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book, as it helps us focus the survey.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

Your questions about gutter surveys in Colindale

I let a flat near Hendon station. Can you check the roof?

Yes, landlords and agents are among the people we work for. You can ring 07833 053749 or send us an email with the address and what you need, and we will talk through which survey suits.

Is parking a problem for a survey in Colindale?

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning. Mention it when you contact us and we’ll explain what’s needed.

Is there a good time of year to book a gutter survey?

There’s no wrong time. If water is already spilling over, book sooner rather than later as overflowing water can damage walls.

Do you climb onto every roof?

Only when it’s safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed, and anything out of sight is recorded in the report.

Does the report include photos?

Yes. Photographs are taken throughout the survey, and they go into the written report alongside our recommendations.

Do I need to be at home?

Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Common roof problems in Colindale

Gutter brackets work loose or corrode with age. A gutter full of wet debris is heavy and the extra load drags the gutter down. Once the fall is lost, water sits at the low point and spills over.

We are often asked to look at:

  • Leaks at the gutter joints
  • Overflowing eaves gutters
  • Gutters that have fallen out of line
  • Hoppers and outlets full of debris

The streets around a church such as St Matthias the Apostle church are frequently among the oldest in a place, and if you own one of the older houses nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

What to check before booking

  • How long the report takes to arrive
  • What the report includes, and whether it has photographs
  • Whether VAT is added on top
  • Whether any drone flown is registered with the CAA

What to expect from a roof survey

Gutter surveys in Colindale: local notes

Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. The wider area around Colindale has a long history of building, with Heath Hall about 3.5 miles east. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

Take a building like Colindale Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you live near a park such as Sunny Hill Park, or anywhere with mature trees, autumn leaves can block gutters and valleys.

The survey, step by step

The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect about one to two hours for a house; commercial roofs usually need 3–4 hours. In Colindale, as in much of London, plenty of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents when booking.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. We check hidden gutters as far as safe access allows.
  4. Where it is safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.
