Letting agents often book on a landlord’s behalf. Access is agreed with the tenant in advance.
Gutter surveys for homes and businesses in The Burroughs
A gutter needs a steady fall towards its outlet or water sits in them. Sagging brackets and slipped joints leave water standing and overflowing where the gutter dips. We check the line of each run as far as we can see it and look at the brackets and downpipe clips. You get written recommendations, prioritised by urgency where relevant. We’re often asked to look into leaks at the gutter joints and soffits marked by water, on eaves gutters, valley gutters and outlets and hoppers.
Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in The Burroughs are no exception. Shared chimney stacks and the lead around them are just as important to check.
We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that’s said too.

The Burroughs: your questions answered
Can a landlord with a rental near Hendon station book a roof survey?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just call 07833 053749 or email us with the details, and we’ll talk through which survey suits.
Is parking a problem for a survey in The Burroughs?
It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.
I live in a flat. Can you survey the roof?
Yes, once access has been agreed. Roofs over flats are often shared, so we need permission from the freeholder or managing agent. We can only inspect what we’re given access to.
Do you check valley and parapet gutters?
Yes. These gutters often cause leaks indoors when they block so we pay close attention to them. Some may only be partly visible, and the report says so.
Are you insured?
Every survey is covered by professional indemnity and public liability insurance.
What does the report include?
It sets out what we found, why it matters and what we recommend, backed by photographs. Anything we couldn’t see safely is noted too.
How long will you be on site?
A visit typically takes roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. We’ll give you an idea when booking.
What a gutter survey looks like in The Burroughs
Heath Hall, about 2.6 miles east, is one of the historic houses in the wider area around The Burroughs. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. If your home in The Burroughs is one of them, bay roofs, hips and later dormers each have their own details. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
Anyone responsible for a site like St Joseph's Catholic Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time. Trees in and around Hendon Park shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall. For an older house near a landmark such as St Mary's Church, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Before and after the survey
There’s plenty you can do without going near the roof. What helps most:
- Check for spilling water in a downpour
- Check from the ground or a window, not a ladder
- Get trees that overhang the gutters trimmed
- Note any damp stains below the gutters
How quickly the report arrives depends on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. It’s sent to you by email as soon as it is ready.
Get the gutters cleared every year or more often near trees. Late autumn, after the leaves have fallen, is a sensible time. Clear gutters can carry water away as they should.
How the survey changes by roof type
Plastic (uPVC) gutters
Plastic can become brittle with age and split. We check joints, brackets and the line of each run.
Cast iron gutters
Cast iron tends to fail at the joints and fixings. We note corrosion, cracks and leaking joints where they can be seen.
What affects the cost of gutter surveys
Several things affect the price of a survey:
- How many separate roofs there are, such as extensions, dormers and garages
- Building height and the viewpoints available
- Whether thermal imaging or a drone is needed
- Features like valleys, chimneys, dormers and parapets
Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we will tell you which fits.
Helping us price your survey
There is no need for technical words. Just tell us:
- The type of building and roof, such as pitched or flat
- Dates you are working to, like exchange
- How the loft is reached, if there is one
- Where any leaks, stains or damp patches show inside
Unsure which package suits your roof? The easiest way is to phone 07833 053749 or drop us an email and describe the roof and why you want it surveyed. We’ll explain the options and the price.
Checking the roof from ground level
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.

The survey, step by step
A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from each safe vantage point, take photos as we go and record our findings for the written report. It typically takes an hour or two for a house, or half a day or so for a commercial building. In a London area like The Burroughs, the main things to sort out are parking and access: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from ground level, from windows, from inside the loft space and from the roof where it is safe.
- You tell us where you’ve seen overflows, drips or damp.
- We walk round the building and check the gutters, downpipes and fascias from the ground.
- Valleys, parapets and box gutters are inspected where they can safely be seen.
- The loft space is checked for staining, where it can be reached safely.
- You receive a report with photos and recommendations.
How to prepare
- Have any questions written down, so nothing gets missed
- For a flat or shared roof, check access with the freeholder or managing agent
- Tell us about parking before the day
