Gutter surveys in The Hyde

Gutter survey in The Hyde

This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It isn’t a CCTV drain survey and we can’t see inside buried drains. If the problem looks like a blocked or broken drain below ground, the report will say so, with a suggestion to book a separate drain survey. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. Typical surveys look at sagging gutters and loose brackets and choked outlets or hopper heads, across outlets and hoppers, eaves gutters and parapet and box gutters.

Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is usually a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up, in The Hyde as anywhere. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photographs.

If any part of the gutter couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t.

DIY checks: what’s safe

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

What we do, step by step

Every roof is different; as a rough guide, the survey takes an hour or two at a house, depending on how many gutter runs and downpipes there are. If you have questions on the day, just ask. In The Hyde, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay. Upstairs rooms at the back are useful too, as they frequently give the best view of a rear addition.

  1. We start by hearing about any drips, overflows or damp patches.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. We check hidden gutters, such as valleys and parapets, where it is safe to see them.
  4. The loft space is checked for water marks if it is safe to get into.
  5. You get a written report with photos and recommendations.

When to book a survey in The Hyde

Sometimes a gutter struggles with the area of roof draining into it. Added roof area from an extension can load an older gutter, and a heavy downpour shows up the problem.

It’s worth booking a survey if you’ve seen:

  • Gutters that have fallen out of line
  • Water backing up from a hidden gutter
  • Blocked outlets and hoppers
  • Gutters packed with leaves or moss

If you look after a shop, office or commercial unit, for example near Brent Cross Shopping Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

Before you book anyone

  • Whether the roof space is looked at, where there is one
  • What exactly goes into their report
  • Is there a chance to talk the report through?
  • Whether any drone flown is registered with the CAA

What a good roof survey covers

Rented homes, blocks and businesses

Freeholders and residents’ companies use a roof report to plan and budget.

If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. We survey seven days a week, which helps when tenants work during the week.

Questions from The Hyde

Does a conservation area affect roof work in The Hyde?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

I let a flat near Hendon station. Can you check the roof?

Yes, that’s a common request. We just need to know who will give access, and we can send the report to you or your agent.

How many surveys have you done?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.

What will the report tell me?

It works through the roof part by part, in writing and with photos, finishing with recommendations. The most urgent items are made clear.

How do I book a survey in The Hyde?

Simply ring 07833 053749 or use the contact form with the address. We will ask a few questions, confirm the price and agree a date, weekday or weekend.

How much time does the visit need?

It typically takes an hour or two at a house, depending on how many gutter runs and downpipes there are. We’ll give you an idea as you book.

Will you check the loft?

Yes, where the survey calls for it and there’s safe access. We look for staining, damp, daylight and signs of movement.

Before and after the survey

You don’t need to be a roofer to help. What helps most:

  • Have gutters cleared at least once a year
  • Check the loft with care after heavy rain
  • Have overhanging branches cut back
  • Do not leave hidden gutters out of a clear-out

The report comes with photos and recommendations, prioritised by urgency where relevant. You can pass it to whoever you choose to do the work so they can see exactly what’s needed.

Hidden gutters need clearing too. They collect leaves and silt just like eaves gutters but you cannot check them from the street, so make sure they’re included in any clearing work.

Gutter surveys around The Hyde

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Whichever you have, the details that tend to fail before the covering itself get the closest look. With Heath House about 3.2 miles south-east, The Hyde sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

If you look after a building like The Hyde School, a written record of a large roof helps plan work for the holidays rather than in term time. The streets around a church such as St Matthias the Apostle church are often among the oldest in a place, and if you own one of the older houses nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.

What happens if roof problems are left?

Clearing gutters removes the debris, but it does not tell you why a gutter overflows. Our survey also looks at falls, joints, brackets, outlets and downpipes, so you know whether there’s more to it. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.
