  • Ceilings that feel colder in places

Thermal roof surveys for The Hyde homes and businesses

When to book a survey in The Hyde

Flat roofs that have leaked for a while can have wet insulation under the covering. Owners want to know how far it has spread before deciding what to do. Thermal images and moisture readings together can show the likely extent.

Typical things we’re asked to look at include:

  • Damp around roof outlets and upstands
  • Damp around chimneys and parapets
  • Heat escaping through the roof
  • Gaps in loft insulation

If your house is among the older ones in the streets near St Matthias the Apostle church, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help.

What to check before booking

  • Whether you get a written report with photos
  • What experience they bring
  • Their insurance cover
  • Is there a chance to talk the report through?

What a roof survey includes

About our thermal roof survey in The Hyde

Our thermal survey records how the surface temperature varies across your roof. The patterns can suggest wet insulation, gaps in insulation or places where heat is getting out. The camera doesn’t see water itself, so we check what it shows with moisture readings. Thermal imaging is included in our Premium Survey, from £400. The report also notes the conditions on the day, since they affect what the camera can show. We survey pitched roof slopes, insulated roof spaces and ceilings below the roof, and the problems we are asked to look at most are possible trapped moisture under a flat roof covering and missing or slipped insulation.

Many London roofs are hidden from the pavement: butterfly roofs behind parapets, dormer tops and flat roofs over back additions. That is where a view from the air or a thermal camera helps, by showing what can’t be reached safely. Weather on the day decides whether it goes ahead, in The Hyde as anywhere. Thermal images show surface temperature, not water itself, so findings are checked with moisture readings.

We write the report in plain English, so it makes sense without any roofing background. Photos show what each point refers to, with the urgent items made clear.

Thermal roof surveys around The Hyde

If the drone is used for your survey, the flight is checked against the Drone Safety Map first. Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. If your home in The Hyde is one of them, bay roofs, hips and later dormers each have their own details. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these.

If you look after a building such as The Hyde School, thermal images can show where wet insulation sits under a big flat roof. If you run a business near Brent Cross Shopping Centre, big, flat commercial roofs are where close-up aerial shots and thermal images help most.

The Hyde is about 2 miles north of Neasden, in Greater London. We carry out thermal roof surveys in The Hyde for houses, flats, blocks and commercial buildings. Across Greater London, we cover The Hyde. London is in our area too.

What a survey costs

Several things affect the price of a survey:

  • The height of the building and how the roof can be seen safely
  • The use of thermal imaging or a drone
  • Basic, Standard or Premium
  • Extensions, dormers and garages with roofs of their own

Every price we give includes VAT. Our price is from £400, including VAT. You will know the exact price before you book.

Booking your survey

A few details help us suggest the right survey and price. When you contact us, let us know:

  • The address and postcode of the property
  • Photos of the roof, taken safely from ground level or a window
  • Dates you are working to, such as exchange
  • Any marks or damp showing indoors

Booking is simple: just phone 07833 053749 or send us an email and give us a few details about the property and we will explain which survey suits. The price is agreed up front.

Surveys for landlords and agents in The Hyde

Businesses and commercial landlords can book us too, including offices, shops and units. Larger roofs take longer.

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out in order of urgency where relevant, which helps with budgets and planning.

Can I check my roof myself?

It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book, as it helps us focus the survey.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

The survey, step by step

The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photos go into the written report. The visit usually takes about 1–2 hours for a house, and more on a big or complicated roof. In a London area like The Hyde, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from the ground, from windows, from inside the roof space and from the roof where it is safe.

  1. You let us know about the roof and any damp, leaks or cold rooms.
  2. We check the conditions and note how they may affect the images.
  3. A full inspection and thermal imaging are carried out together.
  4. We back up the thermal patterns with moisture readings.
  5. You get the report the same day, with an in-person consultation to follow.

Preparing for the visit

  • Have keys ready for side gates, garages or roof access doors
  • Gather any invoices or paperwork from past roof work
  • Keep pets in another room

The Hyde questions

Is drone flying allowed in The Hyde?

It depends on the exact address and the weather on the day. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Before any flight, we check the Drone Safety Map for airspace restrictions. A small drone can’t fly safely in strong wind or heavy rain.

Can parking be tricky for a visit in The Hyde?

Sometimes, yes. If The Hyde has controlled parking where you are, a visitor permit is the easiest answer.

Can you do a thermal survey in any weather?

Conditions on the day affect the results. A sunny day beforehand, a dry surface and calm air all help. Rain and strong wind can make the images less clear, so we talk through the forecast when you book.

Do you climb onto every roof?

Not unless it is safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed.

Does this replace a RICS home survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Do you test for asbestos?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

What do I do with the report?

You’ll get the report by email, with photographs and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

Tips from our surveys

These tips come from what we see on roofs every week:

  • Remember the conditions on the day affect the results
  • Keep a record of when stains appear
  • Don’t switch the heating off ahead of the visit
  • Use the report as a baseline for later checks

Premium Surveys include an in-person consultation, so you can go through the images with us. There’s a 12-month follow-up too.

Keep outlets and gutters clear so water drains off the roof quickly. Less standing water means less chance of it getting under the covering.
