Practical tips

Nothing here needs a ladder. A few suggestions:

  • Use boards when working on the roof
  • Find the breach before more patching
  • Keep outlets clear of debris
  • Consider ELD before paving or planting goes on

If we think the leak isn’t coming through the membrane, the report says so, so other causes can be checked.

ELD before paving, ballast or planting goes on is worth considering. It’s easier to find holes before more layers are added.

How electronic leak detection works in The Hyde

ELD is a way of pinpointing breaches in a flat roof’s waterproofing membrane. It uses a small electrical current which can only get through the membrane at a breach. It can find holes too small to spot by eye so your roofer knows exactly where to repair. The results come in a report with photos. If you’re worried about new membranes needing a check before handover and leaks under green or ballasted roofs, a survey will tell you what’s going on.

Across London, flat roofs are everywhere, from back additions and dormers to roof terraces, blocks of flats and offices. They’re covered in felt, asphalt, EPDM rubber, GRP fibreglass or single-ply membranes, and each fails in its own way. Which one is on a roof in The Hyde shapes how it is checked. Many older flat roofs are felt or asphalt, and many newer ones EPDM rubber or GRP.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Surveys for landlords and agents in The Hyde

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, call 07833 053749 or email us.

We survey roofs for landlords and letting agents as well as householders. A written report with photographs gives you a clear record of the flat roof membrane, useful for planning maintenance.

What affects the price in The Hyde

Prices vary from roof to roof, for these reasons:

  • House, block, shop or office
  • The shape of the roof and its details
  • The roof’s overall size
  • Whether thermal imaging or a drone is needed

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Electronic leak detection is quoted for your roof, because the method depends on the roof.

Getting in touch

Getting the details right at the start saves time. It helps to include:

  • The style of property, from a terrace to a block
  • How the loft is reached, if there is one
  • Pictures of the roof from a safe spot, if you have them
  • What’s prompted the survey

A quick phone call is usually the easiest start: call 07833 053749 or email us. You’ll have a price before anything is arranged.

How it works

Photographs are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. A typical visit takes more time on a big roof than a small one, with the construction of the roof playing a part too. London terraces rarely offer a view of the whole roof from one spot, so in The Hyde we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, tell us who can let us into the shared parts.

  1. We agree the area to be tested.
  2. We get the roof ready for testing.
  3. We work across the roof with the test equipment.
  4. Each breach found is located and recorded.
  5. The report is sent for your roofer to act on.

Before we arrive

  • Leave a clear route to the loft
  • Have keys ready for side gates, garages or roof access doors
  • Have any questions written down, so nothing gets missed

Advice

What you can safely check yourself

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

Electronic leak detection in The Hyde: local notes

With Heath House about 3.2 miles south-east, The Hyde sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

Take a building like The Hyde School: a large flat roof with a good many outlets and rooflights has many places where a membrane can fail. If you let a flat or house near Hendon station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. Controlled parking zones are common in London, so mention any permit rules for The Hyde.

How the survey changes by roof type

Inverted and paved roofs

If the build-up rules out ELD, we’ll say so.

Bituminous membranes

Older felt roofs often have seams and patches where breaches occur. We test where the roof suits it.

Common questions in The Hyde

Is my home in The Hyde listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you carry out roof surveys in The Hyde?

We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

How soon will I get the report?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline as you book.

Do you take photos of the roof?

Yes. The report includes photographs of what we found.

What happens after the survey?

You receive the written report by email, with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Is it a structural engineer’s report?

No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

How do you choose the testing method?

We choose the method that suits the roof. We’ll explain why when we quote.
