Electronic leak detection for The Burroughs homes and businesses

Why it is worth a survey now in The Burroughs

Repairs in the wrong place leave the leak in place. Testing shows where the membrane is actually breached. In The Burroughs, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.

Electronic leak detection in The Burroughs

Green roofs, ballasted roofs and roofs under paving are harder to test. The layers on top can limit the methods we can use, and some may need lifting. We’ll discuss it with you when we quote. Any details of the build-up help, as they show what lies beneath the surface. If testing is not possible, we’ll say so. If you’ve noticed gaps at membrane joints and waterproofing to test before it’s covered, a survey will tell you what’s going on, whatever the roof.

London has a lot of flat roofs: rear additions, dormers, roof terraces and the roofs of blocks and offices. They’re covered in felt, asphalt, EPDM rubber, GRP fibreglass or single-ply membranes, and each fails in its own way. Which one is on a roof in The Burroughs shapes how it’s checked. Many older flat roofs are felt or asphalt, and many newer ones EPDM rubber or GRP.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Useful tips for The Burroughs property owners

Most of what helps is simple and safe from ground level. Our suggestions:

  • Test new membranes before covering them
  • Note where leaks show inside and when
  • Ask contractors to protect the membrane
  • Keep outlets clear of debris

Keep the report with the roof’s records. It is a dated record of the membrane’s condition.

Make sure contractors protect the waterproofing when they work up there. Check the roof after they’ve finished.

What we look for on each type of roof

Green and ballasted roofs

Parts of the covering may have to come up. We explain what’s needed when we quote.

Bituminous membranes

Many flat roofs use bitumen-based membranes. Whether ELD suits them depends on the build-up.

FAQs for The Burroughs

How do I find out if my home in The Burroughs is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Can you look at the flat roof of a hotel or office near The Burroughs?

Yes, commercial buildings, hotels included, are part of the work. Roof access is agreed with the building manager or owner beforehand.

Will I get photos?

Yes. We photograph the roof as we go, and they go into the written report.

What is electronic leak detection?

It uses an electrical current to find breaches in a flat roof membrane. A breach lets the current through, which shows us where the hole is.

How long have you been surveying roofs?

Over 5,000 surveys so far, across 20+ years of surveying roofs.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Mention it when you get in touch and we’ll explain what’s needed.

Do you survey on Saturdays and Sundays?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Tell us which days suit you as you book.

What you can safely check yourself

The one thing to avoid is getting up close. Roofs are fragile and slippery. That is where a survey comes in, using safe viewpoints and a drone where it applies.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

How it works

Photos are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe. Most surveys take a length of time set by the roof’s area and construction, which we set out in the quote. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. If that applies to your building, it is useful to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. We start with what you know about the roof and the leak.
  2. We check whether the membrane and build-up suit ELD.
  3. We choose a low-voltage or high-voltage method to match the roof.
  4. The membrane is tested and breaches are found.
  5. A report with photographs shows where each breach is.

Before we arrive

  • Have keys ready for side gates, garages or roof access doors
  • Keep pets inside or away from the areas we are looking at
  • If you are buying, check with the agent that we can get in

Do you need electronic leak detection in The Burroughs?

Repeated leaks after repairs suggest the real breach hasn’t been found. ELD can locate the breach more precisely.

A survey makes sense if you’ve noticed:

  • Damage from equipment installers
  • Gaps at membrane joints
  • New roofs to check before paving or planting
  • Patched roofs that still leak

For businesses in and around places like Brent Cross Shopping Centre, the flat roofs over shops and commercial units are worth checking before a leak, not after.

Before booking any roof surveyor

  • Whether VAT is in the quoted price
  • Their drone registration, if they fly one
  • Whether they hold professional indemnity and public liability insurance
  • How they plan to inspect the roof safely

What a good roof survey covers

What electronic leak detection looks like in The Burroughs

Within a mile and a half or so of The Burroughs there are several hotels. If you look after one, a leak through a flat roof can put a room out of use. Historic houses such as Heath Hall, about 2.6 miles east, show how far back building in the area around The Burroughs goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

Take an older house close to St Mary's Church: the joins between later flat roofs and the old walls are where problems normally start. For landlords with property near Hendon station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.
