Electronic leak detection for Colindale homes and businesses

How electronic leak detection works in Colindale

ELD suits many waterproofing membranes on flat roofs, on homes, blocks and commercial buildings. It helps trace a leak you already have or check a new membrane before handover. We quote for each roof based on its size and build-up. We can test on weekdays and at weekends when conditions allow. Just ask about your roof. If you’ve noticed leaks showing away from the breach and leaking laps in the waterproofing, we can find out what’s behind it, on single-ply roofs, roof terraces and balconies and liquid-applied waterproofing alike.

On a London roof terrace or a flat roof over a back addition, water often runs under the covering before it shows. Outlets, upstands against parapet walls and joins with the main roof are frequent culprits. In a converted house in Colindale, the roof above may belong to the building rather than one flat.

Every survey ends with a written report, with photos, emailed to you. It sets out the condition of the flat roof membrane, any defects and our written recommendations.

FAQs for Colindale

How do I find out if my home in Colindale is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Is Colindale in the area you cover?

Yes. We work right across London and South East England, and Colindale is part of that. You can ring 07833 053749 or drop us an email with the address and a few details.

Do you test for asbestos?

No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability, and details are available on request.

Does electronic leak detection work on all membranes?

It depends on the membrane and the build-up. Share any details you have and we’ll check whether ELD will work.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years.

Which days do you carry out surveys?

Surveys run on weekdays, Saturdays and Sundays. To find a day that suits you, call 07833 053749 or drop us an email.

Different roofs, different checks

EPDM rubber roofs

ELD on EPDM depends on the product and the layers. We look at this first.

Bituminous membranes

Bituminous roofs often have laps and old repairs that can leak. We test where the roof suits it.

What we do, step by step

We look at the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit typically takes longer on a large roof than a small one, with the construction of the roof playing a part too. In Colindale, as in much of London, lots of properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents as you book.

  1. We agree the area to be tested.
  2. The surface is prepared for the chosen method.
  3. We work across the roof with the test equipment.
  4. Each breach found is located and recorded.
  5. The report is sent for your roofer to act on.

Before we arrive

  • Tell us about any leaks, stains or damp patches you know of
  • Leave a clear route to the loft
  • If the roof is shared, arrange access with whoever manages the building

Advice

Before and after the survey

Nothing here needs a ladder. Our suggestions:

  • Act on new leaks promptly
  • Avoid repeated repairs without finding the cause
  • Tell us about the membrane and build-up if you know it
  • Don’t let outlets block

You receive a report showing where each breach was found, with photos. Your roofer uses it to carry out repairs.

Check contractors protect the waterproofing when they work up there. Check the roof after they’ve finished.

Should I look at the roof myself first?

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we check the roof.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

What electronic leak detection looks like in Colindale

About 3.5 miles east lies Heath Hall, a reminder of how long the area around Colindale has been built on. If you own one of the older houses, expect a mix of original materials and later repairs on the roof. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. If your home in Colindale is one of them, bay roofs, hips and later dormers each have their own details. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

If you look after a shop, office or commercial unit, for instance near Brent Cross Shopping Centre, a flat roof over a business is out of sight and out of mind until it leaks. Colindale is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when booking, as a space near the door can’t be promised. If you look after a building such as Colindale Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.
