What we are asked to look at in Colindale
Flashings are a common source of snags. If they’re poorly dressed or fixed, water can get in at the first heavy rain.
Signs worth acting on include:
- Gutters or fascias damaged during the job
- Signs of condensation in the loft space
- Ridge and hip tiles not properly fixed
- Offcuts and broken tiles left behind
For an older house near a landmark such as St Matthias the Apostle church, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

New roof snagging in Colindale: what you get
We report on what we see with photos and plain descriptions. If there is a disagreement about the work, it is between you and your roofer or builder. What we provide is an independent record of the roof’s condition. We do not give repair cost estimates or decide who is at fault, but it describes what we saw in plain terms. We survey new-build homes, ridges and verges and new flat roofs, and common reasons people get in touch are vents that weren’t fitted or are covered and verge tiles or slates not secured.
London terraces and converted houses frequently share a roof line, chimney stacks and gutters with the house next door, with parapet walls and party-wall upstands marking where one roof ends and the next begins. That matters for anyone buying in Colindale or checking a new roof there: we inspect what we’re given access to and can see safely, which may not include a neighbour’s side. If it is a flat, the lease normally sets out who is responsible for the roof.
Every survey ends with a written report, with photographs, sent by email. It explains the condition of the new roof, the defects we found and what we recommend.

Your questions about new roof snagging in Colindale
How do I find out if my home in Colindale is listed?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
Can parking be tricky for a visit in Colindale?
Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.
Do you get involved if the roofer disagrees with the report?
No. Our job is to report on the roof as we find it. Any dispute is between you and your roofer or builder, and the report gives you a clear record to refer to.
How many surveys have you done?
Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.
Will you check every nail and clip?
No. We don’t open up the new roof, so fixings under the coverings cannot be checked. We note what couldn’t be seen.
Do I have to be there for the survey?
It depends on what we need to see. Inside the building and in the loft, we need someone to let us in.
Can you survey a shared roof?
Yes, as long as access is agreed. The roof of a block or converted house is often shared, so the building owner or managing agent needs to agree access. We can only inspect what we are given access to.
How the survey works
We work from the outside in: outside views come first, then the roof space if there’s safe access. In total, it takes about one to two hours for most homes, depending on how much new work there is to check. In a London area like Colindale, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at whatever is safely visible from the ground, windows, the loft and, where it is safe, the roof itself.
- We start with what the roofer did and when they finished.
- We check the coverings, ridges, hips and verges from safe vantage points.
- Valleys, flashings, gutters and visible underlay at the eaves are looked at.
- The roof space and the rest of the property are checked for problems.
- Snags are listed in a report with photographs.
How to prepare
- Keep pets in another room
- Mention any parking restrictions on your street
- For flats, check roof access has been agreed

Related advice
Should I look at the roof myself first?
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.
New roof snagging in Colindale: local notes
Heath Hall, about 3.5 miles east, is one of the historic houses in the wider area around Colindale. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.
As a London address, Colindale can be tricky for parking: let us know about permits, visitor bays or off-street space when booking, as a space near the door cannot be promised. Landlords with a home close to Hendon station may find that it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Before and after the survey
You don’t need to be a roofer to help. What helps most:
- Check lower roofs and walls after scaffolding comes down
- Watch for drips in the loft space with care
- Diary the defects period end date
- Book snagging before the final payment
You receive a written report with photos of each snag and recommendations, prioritised by urgency where relevant. You can send it straight to your roofer.
