Pre-Purchase Roof Survey in Colindale

Pre-purchase roof surveys across Colindale, backed by more than 20 years’ experience. You get a clear report with photos.

  • Slates or tiles that have slipped or gone
  • Signs of past leaks inside the loft
  • Bitumen or mortar used in place of proper repairs

Need a pre-purchase roof survey in Colindale?

Should I look at the roof myself first?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book, as it helps us focus the survey.

Pre-purchase roof survey in Colindale

With a written roof report, you can go back to the seller or agent with specifics. You might ask about past repairs, ask for work to be done before completion or think again about your offer. We can’t say how a seller will respond, but you’ll be negotiating from a clear picture rather than a hunch. It can also help you decide whether the purchase is still right for you. Typical surveys look at old water stains in the roof space and lead that has worked loose at a wall or chimney, on lead flashings and valleys, flat-roofed extensions and dormers and the roof space.

London terraces and converted houses often share a roof line, chimney stacks and gutters with the house next door. For a purchase or a new roof in Colindale, that shapes what can be checked: only the parts we’re given access to and can see safely are inspected. For a flat, the lease usually says who looks after the roof.

What you get is a clear record of the roof on the day we saw it. It’s useful right away, and a good reference for later, for instance when you want to check whether anything has changed.

Your questions about pre-purchase roof surveys in Colindale

Can you fly a drone over a roof in Colindale?

The answer turns on the exact location and the conditions on the day. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Every flight is checked against the Drone Safety Map first. Strong wind or heavy rain also stops a small drone flying.

Will parking be an issue for a roof survey in Colindale?

It can be, so it’s useful to let us know about permits, visitor bays or off-street space as you book. That way the visit can be planned around it.

Do you test for asbestos?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

Can you survey in bad weather?

A survey can usually go ahead in light rain, and it can even help show where water is getting in. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions are not right we will arrange another day with you.

How long will you be at the property?

It normally takes roughly 1–2 hours for a house; commercial roofs usually need 3–4 hours. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.

How quickly will I get the report?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. We send it by email with photos included.

Can you survey at the weekend?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.

Honest limits

Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:

  • Asbestos testing of any kind
  • What’s under the slates, tiles or felt
  • Walls, floors, services and rooms below the roof

If in doubt, call 07833 053749 or email us and we’ll point you to the right survey before you book. What a survey covers and does not.

Roof types and parts we check

  • Lead flashings and valleys
  • The roof space
  • Gutters and downpipes
  • Flat-roofed extensions and dormers
  • Clay and concrete tiles
  • Natural slate
  • Chimney stacks

Buying a home or a new roof in Colindale

Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. For a purchase or a newly finished roof, the materials decide which details matter most. With Heath Hall about 3.5 miles east, Colindale sits in an area with a long building history. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

Landlords with a home close to Hendon station may find that a written report helps before buying a rental or paying for a new roof on one. Controlled parking zones are common in London, so mention any permit rules for Colindale.

Why act early in Colindale

Without a survey, you’re relying on a glance from the pavement. That rarely shows the back slope, the valleys or the top of the chimney. We fill that gap before you are tied in, with photos of anything that needs attention. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly.

Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we can help you choose.

Common roof problems in Colindale

The fixings and underlay often fail before good slates or tiles do. Natural slate can last 100 years or more, but corroded nails let slates slip. It’s a frequent finding on older houses.

These are some of the problems a survey can pick up:

  • Lead that has worked loose at a wall or chimney
  • A ridge or slope that dips
  • Quick fixes on flashings and valleys
  • Blocked or leaking gutters

If your house is among the older ones in the streets near St Matthias the Apostle church, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Questions to ask before you book

  • What the report includes, and whether it has photos
  • How much experience they have with roofs like yours
  • What follow-up you get after the report
  • Whether any drone flown is registered with the CAA

What to expect from a roof survey

For landlords and managing agents

With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, call 07833 053749 or email us with the addresses.

Businesses and commercial landlords can book us too. Larger roofs take longer, so they’re priced to suit.

How it works

We check the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit usually takes about one to two hours on an ordinary house, and about three to four hours for a commercial roof. In a London conversion, the way into the loft space is often from a communal landing or the top flat. Where that’s the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Colindale runs like any other.

  1. After your offer is agreed, you book and share your timetable.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. We then look from upstairs windows and inside the loft where it is safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Preparing for the visit

  • Keep pets inside or away from the areas we’re looking at
  • Move anything stored under the loft hatch
  • Note where any stains or damp appear
