How a thermal roof survey works in Colindale

Our thermal survey records how the surface temperature varies across your roof. The patterns can suggest wet insulation, gaps in insulation or places where heat is getting out. It’s important to know that the camera shows temperature, not water, so findings are checked with moisture readings. It comes as part of our Premium Survey, from £400. The report also notes the conditions on the day, since they affect what the camera can show. We survey loft conversions, ceilings below the roof and flat roofs, and common reasons people get in touch are possible trapped moisture under a flat roof covering and leaks that are hard to trace.

In London’s terraces and conversions, roofs are packed close together, which makes care around neighbours part of the job. Images are taken to show the roof we are surveying, with care for neighbours’ privacy. Mention access, height and anything unusual about the building when you book. Steep slopes, tall chimneys and rear additions are where the extra view helps most.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Common questions in Colindale

Are there drone restrictions around Colindale?

That depends on where the roof is and on the weather. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Before any flight, we check the Drone Safety Map for airspace restrictions. The flight also waits for calm, dry weather, and the rest of the survey doesn’t depend on the drone.

How do I find out if my home in Colindale is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

What’s in the survey report?

It explains what we saw, what it means and what we’d suggest, with photos throughout. Anything we couldn’t see safely is noted too, so you know exactly what was covered.

How soon will I get the report?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline as you book.

Does someone need to be in?

Not always. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.

What conditions are best for thermal imaging?

Conditions on the day affect the results. It works best after a sunny day, with a dry roof surface and little wind. Rain and strong wind can make the images less clear, so we talk through the forecast when you book.

Does thermal imaging work on slate and tile roofs?

On pitched roofs, the camera can point to heat loss and some damp patterns. Our report is clear about what can be read from them, and back them up with a visual inspection and moisture readings.

When you need someone else

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Insulation values or heat loss calculations
  • Hidden layers that need to be opened up to check
  • Seeing water directly, as the camera shows temperature, not moisture

If in doubt, phone 07833 053749 or send us an email and we’ll suggest the right survey before you book. What a survey covers and does not.

Roof types and parts we check

  • Pitched roof slopes
  • Ceilings below the roof
  • Flat roofs
  • Commercial roofs
  • Loft conversions
  • Insulated roof spaces

What happens if roof problems are left?

Without thermal imaging, the only way to see how far water has spread is often to open up the roof. That helps you and your roofer decide what really needs replacing. Blocked gutters and hoppers on London houses overflow and soak brickwork, which can lead to damp inside. A blocked outlet ignored for a winter or two can mean damp walls inside.

The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 including VAT. We’ll tell you which package suits the questions you have.

Landlord and commercial surveys in Colindale

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photographs included.

Businesses and commercial landlords can book us too, including offices, shops and units. Larger roofs take longer.

What we’re asked to look at in Colindale

Building owners and managing agents use thermal surveys to plan work on larger flat roofs. It can suggest which areas may be wet and which seem dry, so moisture readings can be targeted.

Here are some of the things we see often:

  • Wet areas near outlets and upstands
  • Damp patches with no obvious cause
  • Missing or slipped insulation
  • Damp around chimneys and parapets

Take an older house close to St Matthias the Apostle church: older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.

What’s in a roof survey

DIY checks: what’s safe

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in.

How the survey works

The visit has one job: to see as much of the roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. The visit usually takes about one to two hours for a house, and longer for a large or complex roof. In a London area like Colindale, the main things to sort out are parking and access: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at what can safely be seen from ground level, windows, the loft and, where it’s safe, the roof itself.

  1. We start by discussing the roof, any signs of damp and how the weather may affect the images.
  2. We carry out a visual inspection of the roof from wherever it can be seen safely.
  3. Thermal images are taken to show differences in surface temperature.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. The report sets out the images, what they suggest and what we recommend.

Getting ready for the survey

  • Let us know about parking near the property
  • If the roof is shared, arrange access with whoever manages the building
  • If it is not your property yet, arrange access through the agent

Advice

Thermal roof surveys around Colindale

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. If your home in Colindale is one of them, bay roofs, hips and later dormers each have their own details. Many roofs like these cannot be judged properly from the pavement, and that’s where a view from above or a thermal image earns its place. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

If you look after a shop, office or commercial unit, for example near Brent Cross Shopping Centre, a commercial roof can be photographed from above without anyone walking on it. Historic houses such as Heath Hall, about 3.5 miles east, show how far back building around Colindale goes. Close-up aerial shots and thermal images let an old roof be checked without anyone disturbing it.
