What we need to know

- Whether there is a loft hatch, a shared roof or tricky access
- The property’s address and postcode

How a pre-purchase roof survey works in Brent Cross
A Basic Survey starts from £150, with the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The Standard Survey adds moisture detection and a structural check. Premium goes further, with thermal imaging, a drone where it applies and a same-day report. Choose the level that suits the home you’re buying. All three include a report with photographs and recommendations. If you’ve noticed damp timbers or stains in the loft and blistered or split felt on a flat roof, we can find out what’s behind it, on natural slate, the roof space and gutters and downpipes alike.
London’s housing runs from Victorian and Edwardian terraces to interwar semis, post-war estates and new blocks of flats, and a home in Brent Cross could be any of them. Whether you are buying or have just had a roof replaced, the details that cause trouble depend on the age of the building. Slate roofs, butterfly valleys, parapet gutters and flat-roofed rear additions each have their own weak points.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Your questions about pre-purchase roof surveys in Brent Cross
Is my home in Brent Cross listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Are there drone restrictions around Brent Cross?
The answer turns on the exact location and the conditions on the day. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Every flight is checked against the Drone Safety Map first. The flight also waits for calm, dry weather, and the rest of the survey does not depend on the drone.
Should I get a roof survey as well as a RICS home survey?
It is your choice, but the two do different jobs. A RICS home survey covers the whole building, and ours concentrates on the roof alone. Ours sits alongside a RICS survey rather than replacing it.
What’s the best way to book?
To arrange a survey, call 07833 053749 or drop us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.
How soon is the report ready?
Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. Reports are emailed with photos included.
Do you go up on the roof?
Only where it’s safe. We also inspect from ground level, upper windows and the roof space, and a drone is part of the Premium Survey where it applies.
Do you survey roofs on blocks of flats?
Yes, once access has been agreed. The roof of a block or converted house is often shared, so we need permission from the building owner or managing agent. We can only inspect what we are given access to.
Can I check my roof myself?
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in.
Common roof problems in Brent Cross
The fixings and underlay often fail before good slates or tiles do. Good slate can last well over a century, but corroded nails let slates slip. That kind of wear is common on older roofs.
Things that often lead to a survey include:
- Damp timbers or stains in the loft
- Blocked or leaking gutters
- Blistered or split felt on a flat roof
- Lead that has worked loose at a wall or chimney
For an older house near a landmark like Christ Church Hendon, the roof may have had decades of patch repairs, and the survey shows where they are.
Before you book any roof surveyor
- Their track record with similar roofs
- Whether you can ask questions once you have the report
- How long the report takes to arrive
- Are they insured for the work?
What we can’t see
No survey can tell you everything, and it’s better to know them up front. Keep these in mind:
- A structural engineer’s report
- Walls, floors, services and rooms below the roof
- Defects hidden under coverings or inside walls without opening up
If you’re not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer. The full list of what we check.
What we check
- The roof space
- Flat-roofed extensions and dormers
- Clay and concrete tiles
- Lead flashings and valleys
- Gutters and downpipes
- Natural slate
- Chimney stacks
How the survey changes by roof type
Natural slate
Slate is common on Victorian and Edwardian houses. We look for slates that have slid, cracked or gone, and for clips or tingles that show past repairs.
Clay and concrete tiles
Clay plain tiles are common on older South East homes, and some still have peg tiles. Rotten pegs let tiles slide, so we look for gaps along the courses.
The survey, step by step
Every roof is different; as a rough guide, the survey takes about 1–2 hours at most homes, though large, tall or awkward roofs take more time. If you have questions on the day, just ask. London terraces rarely offer a view of the whole roof from one spot, so a visit in Brent Cross moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, let us know who can let us into the shared parts.
- You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
- A date is booked on a weekday, Saturday or Sunday.
- The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
- You receive the report, with findings prioritised by urgency, so you can raise them with the seller.
Preparing for the visit
- Check pets are kept safely away
- Clear the way to the loft hatch
- Dig out any old roof reports or invoices
