Drone roof surveys in Brent Cross

Drone roof survey in Brent Cross: what you get

Drone roof survey starts from £400, including VAT. The Premium Survey includes a drone inspection where it applies, along with structural analysis, a same-day report and an in-person consultation. It also includes a follow-up after 12 months. If a drone will not help on your roof, we’ll say so. You get a written report with the close-up photos from the flight. We survey chimney stacks, valleys and parapet gutters and flat roofs on upper floors, and people most frequently book us about cracked flaunching or loose chimney pots and ridge and hip pieces working loose.

London airspace is busy and tightly controlled: there are flight restriction zones around Heathrow, London City and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every address in Brent Cross is checked before any drone flight, and permission is never taken for granted.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

When to book a survey in Brent Cross

From the pavement, most of a tall roof is out of sight. Rear slopes, valleys and the tops of chimneys are hidden. Faults there can go unnoticed for years.

We are often asked to look at:

  • Loose ridge and hip tiles
  • Damage after a storm that can’t be seen from below
  • Slipped or missing slates on a high roof
  • Blocked valleys and parapet gutters

Heath House lies about 1.9 miles south-east, so building around Brent Cross goes back a long way. Close-up aerial shots and thermal images let an old roof be checked without anyone disturbing it.

Choosing a roof surveyor

  • When you will get the report
  • Is there a chance to talk the report through?
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • What’s outside the scope of the survey

What a good roof survey covers

Drones, thermal imaging and Brent Cross roofs

Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Where a roof is steep, tall or hard to see from the ground, drone photos and thermal images add detail. The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. In the open category, flights stay below 120 m (400 ft) and within sight.

If you run a business near Brent Cross Shopping Centre, big, flat commercial roofs are where aerial photos and thermal images help most. Controlled parking zones are common in London, so mention any permit rules for Brent Cross.

Rented homes, blocks and businesses

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.

Why act early in Brent Cross

Close-up photos make conversations with roofers clearer. They show the location and extent of each defect. In Brent Cross, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £400, including VAT.

Why book with us

  • Prices that include VAT
  • 5,000+ roofs surveyed

How the survey changes by roof type

Chimney stacks

The top of a stack is typically out of view. Close-up photos show the pots, flaunching, pointing and flashings, so cracks and gaps are clear.

Ridges and hips

Ridges and hips are the most exposed parts of a pitched roof. From above, we can see loose ridges and missing mortar.

Honest limits

To be straight with you, there are limits to any roof survey:

  • Structural calculations (that’s a structural engineer’s job)
  • What’s under the slates, tiles or felt
  • A flight where airspace permission is refused

If you are not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer before you book. What a survey covers and doesn’t.

What we look at

  • Chimney stacks
  • Tall and steep roofs
  • Flat roofs on upper floors
  • Large and complex roofs
  • Valleys and parapet gutters
  • Fragile roofs

What we do, step by step

You don’t need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. A typical survey takes about 1–2 hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. For a visit in Brent Cross, parking and access are the things to plan: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from ground level, from windows, from inside the loft space and from the roof where it is safe.

  1. We start with the address and what you’d like checked.
  2. Airspace restrictions are checked and permission sought where needed.
  3. We assess the conditions and the take-off spot first.
  4. We fly the sub-250g drone close to the roof and photograph each area.
  5. The findings, photos and recommendations reach you by email.

Before we arrive

  • Find any records of previous roof work
  • If you are buying, let the agent know when we’re coming
  • Make a note of anything you’d like us to look at

Questions from Brent Cross

Can you fly a drone over a roof in Brent Cross?

The answer turns on the exact location and the conditions on the day. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. A small drone cannot fly safely in high wind or heavy rain.

Is parking a problem for a survey in Brent Cross?

It can be, so it’s useful to let us know about permits, visitor bays or off-street space when you book. That way the visit can be planned around it.

What happens next?

The report arrives by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

Is it the same as a RICS Level 2 or Level 3 survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

What will the report tell me?

A report with photographs, explaining the condition of the roof, any defects and our recommendations, in order of urgency where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years.

Do I need to be at home?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when you book.
