Flat roof survey in Brent Cross: what you get

Flat roofs deal with rain in a very different way from pitched ones. Because rain sits on it for longer, a small split, an open seam or a blocked outlet matters more. We check the surface, the falls, the upstands and the edge trims, and we look for signs that water has reached the deck. The aim is to find problems before they show up as a stain on a ceiling. If you’ve noticed outlets choked with leaves and silt and upstands pulling away from walls, we can find out what’s behind it.

London has a lot of flat roofs: rear additions, dormers, roof terraces and the roofs of blocks and offices. They’re covered in felt, asphalt, EPDM rubber, GRP fibreglass or single-ply membranes, and each fails in its own way. In Brent Cross, as anywhere in London, the right approach depends on what the roof is made of. Older flat roofs are often felt or asphalt, newer ones rubber or GRP.

Where we can’t see part of the flat roof, the report says so. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

Honest limits

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • What’s under the membrane without opening it up
  • Whether old sheeting or boards contain asbestos
  • Parts of the roof that aren’t safe to walk on or view

If in doubt, ring 07833 053749 or use the contact form and we’ll recommend the right survey before booking. What a survey covers and doesn’t.

Roof types and parts we check

  • EPDM rubber
  • Felt flat roofs
  • Mastic asphalt
  • Single-ply membranes
  • Upstands and outlets
  • GRP fibreglass

Roof by roof

Single-ply membranes

Plant, fixings and foot traffic can all damage a single-ply roof. We note any punctures, tears and loose areas we can see.

Rooflights and upstands

The joins around rooflights and at upstands are common leak points. We check the seals and the covering around each one.

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 including VAT. We can help you choose the package that fits what you want to find out.

Helping us price your survey

A few details help us recommend the right survey and price. When you contact us, it helps to mention:

  • What made you get in touch
  • The type of building and roof, such as pitched or flat
  • Your postcode, so we can check access and travel
  • Pictures of the roof from a safe spot, if you have them

Not sure which survey you need? It is easiest to call 07833 053749 or email us and describe the roof and what’s worrying you. We will talk you through the options and what they cost.

DIY checks: what’s safe

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we look at the roof.

FAQs for Brent Cross

Can you look at the flat roof of a hotel or office near Brent Cross?

Yes, commercial buildings, hotels included, are part of the work. Roof access is agreed with the building manager or owner beforehand.

Can parking be tricky for a visit in Brent Cross?

Sometimes, yes. If Brent Cross has controlled parking where you are, a visitor permit is the easiest answer.

Are you insured?

We hold professional indemnity and public liability insurance.

Will you check the loft?

If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps, and if the loft cannot be reached safely, the report says so.

Do you climb onto every roof?

Not always. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the loft space and a drone where applicable.

Do you cover Brent Cross for flat roof surveys?

Yes. We cover Brent Cross and the rest of Greater London. For a price, call 07833 053749 or send us an email.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing are not part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.

Tips from our surveys

Most of what helps is simple and safe from the ground. Our suggestions:

  • Ask contractors to protect the roof if they work on it
  • Note the date and type of any roof work
  • Check ceilings under the roof for damp patches
  • Look for standing water a day after rain

Once we have been, the findings are written up with photos. It covers the type of covering, its condition and each defect, with our recommendations. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.

Keep foot traffic on a flat roof to a minimum. If access is needed, boards or walkways help protect the covering, and remind them never to step on rooflights or fragile sheets.

How it works

When we arrive, we begin with a quick chat about the roof and anything that is worrying you. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where it applies. Most surveys take about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents as you book.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We check the roof from the ground, windows and the roof where it is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.

Preparing for the visit
