How a flat roof survey works in Hendon

A Basic Survey, from £150, covers a visual inspection, a condition report, photos and written recommendations. For moisture detection and a structural check, the Standard Survey starts from £250. On a flat roof, moisture readings can help show whether water has got under the covering. Larger commercial roofs are quoted for their size. Common reasons to book are signs of deflection in the roof deck and blocked or damaged outlets, on single-ply membranes, GRP fibreglass and felt flat roofs.

London has a lot of flat roofs: rear additions, dormers, roof terraces and the roofs of blocks and offices. They’re covered in felt, asphalt, EPDM rubber, GRP fibreglass or single-ply membranes, and each fails in its own way. Which one is on a roof in Hendon shapes how it’s checked. Older flat roofs are frequently felt or asphalt, newer ones rubber or GRP.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Flat roof surveys around Hendon

There are several hotels within about a mile and a half of Hendon, and like offices and blocks, hotels often sit under flat roofs. If you look after one, a leak through a flat roof can put a room out of use. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

A roof leak in a hotel or guest house around Hendon means lost rooms as well as repairs, so it pays to find faults before guests do. If you look after a building like Hendon School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Hendon is about 3 miles north-west of Hampstead, in Greater London. We visit Hendon as part of our work across Greater London, for homes and businesses alike. Hendon is one of the towns and villages in Greater London where we work for flat roof surveys. There’s also a page for London.

Here we cover the NW4, NW9, NW2 and NW11 postcode area for flat roof surveys. Whether your property is on Church Road, Station Road and Sydney Grove or anywhere close by, we can help. With the A5 and A41 close by, Hendon is easy for us to reach for flat roof surveys. If you are just outside Hendon, we cover The Burroughs (1 mile north-west), Brent Cross (1 mile south), Staples Corner (1 mile south), West Hendon (1 mile west) and The Hyde (1 mile west). Larger places within reach include London (8 miles south-east), City of Westminster (6 miles south-east), Marylebone (6 miles south-east), Kensington (6 miles south), St Pancras (6 miles south-east) and Shoreditch (7 miles south-east).

What’s near Hendon

Leave it or get it looked at?

By the time a flat roof leak shows indoors, water has already passed through the roof build-up. We can pick up worn covering and failing details sooner, so you can plan the work rather than react to it. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. When the stain finally shows, the damage underneath is often older than it looks.

The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 inc. VAT. We will tell you which package suits the questions you have.

The survey, step by step

The aim of the visit is simple: to look at the flat roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It normally takes between one and two hours at a typical home, with bigger or more complicated roofs taking longer. In converted houses and mansion blocks, the loft hatch is often on a shared landing. If that applies to your building, it’s useful to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. We check the rooms or spaces under the roof for staining where there is access.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. The report explains the condition and recommends what to do first.

Before the survey

  • Make a note of anything you’d like us to look at
  • Keep pets out of the way during the survey
  • Leave a clear route to the loft

Photos help, if you have them. Pictures from the ground or a window are fine, and please don’t climb up for a closer look. To send them or to book, phone 07833 053749 or send us an email.

Questions from Hendon

Do you cover commercial flat roofs around Hendon?

Yes, commercial buildings, hotels included, are part of the work. Access to the roof is sorted out with whoever manages the building before the day.

How do I find out if my home in Hendon is listed?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

What insurance do you have?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

What will the report tell me?

It explains what we saw, what it means and what we’d suggest, with photos throughout. Anything we couldn’t see safely is noted too, so you know exactly what was covered.

When does the report arrive?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, like an exchange date, let us know as you book.

What happens next?

You’ll get the report by email, with photographs and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.

What if it rains on the day?

Light rain is usually fine; heavy rain and wind are different. In strong wind or heavy rain, a drone can’t fly and access may not be safe, so we’d move the date with you.

Signs you need a flat roof survey in Hendon

Many flat roof problems start at the details rather than the main surface. Upstands, trims, outlets and rooflight kerbs each move and weather in their own way. If they were rushed when the roof was laid, they’re frequently the first things to fail.

Look out for signs like these:

  • Water getting in at rooflights
  • Raised blisters across the surface
  • Edge trims that have lifted or split
  • Standing water left after rain

If you own a rental within reach of Hendon station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Before you book anyone

  • How much experience they have with roofs like yours
  • Are they insured for the work?

What a good roof survey covers

What this survey can’t tell you

We only report everything that’s safely in view on the day, so there are some things a survey can’t cover:

  • Areas we can’t see or reach safely, including fragile rooflights and sheeting
  • Structural calculations, which need a structural engineer
  • Whether old sheeting or boards contain asbestos

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you before booking. What our survey covers.

What this survey covers

  • Single-ply membranes
  • Felt flat roofs
  • Mastic asphalt
  • EPDM rubber
  • Upstands and outlets
  • GRP fibreglass

Before and after the survey

There is plenty you can do without going near the roof. Here’s what helps most:

  • Check from a window for ponding after heavy rain
  • Ask whoever fits equipment on the roof to make good the covering
  • Check ceilings under the roof for damp patches
  • Treat rooflights and old sheeting as fragile

You can use the report to ask roofers to quote for the same work. With each roofer working from the same list, comparing quotes is simpler. You stay in control of who does the work and when.

Clear leaves and silt from outlets and gutters, above all in autumn. Water that can drain away does far less harm than water that sits.

Prices for flat roof surveys in Hendon

We confirm the price for your roof before you book. This is what makes a difference:

  • Chimneys, valleys, parapets and other details
  • Height and safe access
  • How many separate roofs there are, such as extensions, dormers and garages

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

  • Pictures of the roof from a safe spot, if you have them
  • The kind of building and roof involved
  • What’s prompted the survey
  • Any marks or damp showing indoors
