Flat roof survey in The Hyde: what you get

Flat roofs deal with rain in a very different way from pitched ones. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. We check the surface, the falls, the upstands and the edge trims, and we note any sign that the deck below has got wet. The aim is to find problems before they show up as a stain on a ceiling. We survey upstands and outlets, felt flat roofs and single-ply membranes, and people most often book us about failed seals around rooflight kerbs and blisters and bubbles in the covering.

Water getting through a flat roof in London can travel under the covering and appear some way from the hole. Outlets, upstands against parapet walls and joins with the main roof are frequent culprits. In a block or conversion in The Hyde, the flat roof is often a shared part of the building.

We write the report in plain English, so it makes sense without any roofing background. Photographs show what each point refers to.

When you need someone else

A survey is a careful look at the flat roof, but it cannot do everything. The main limits are:

  • An exact number of years the roof has left
  • Whether the deck or joists are strong enough
  • Whether old sheeting or boards contain asbestos

If you’re not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer. What our survey covers.

What we look at

  • Felt flat roofs
  • GRP fibreglass
  • Upstands and outlets
  • EPDM rubber
  • Single-ply membranes
  • Mastic asphalt

Practical tips

Here are a few things we’d tell any owner:

  • Keep clear of rooflights and fragile roof sheets
  • Keep outlets clear of leaves and moss
  • Check that new brackets or units haven’t damaged the covering
  • Check ceilings under the roof for damp patches

The report is emailed to you, ready to share with a roofer, the seller or a managing agent. It is written in plain English, with a photo of each defect, so anyone reading it can see what we saw.

Get splits, lifted seams and loose trims seen to while they’re small. A flat roof that is looked after between surveys normally lasts longer.

Checking the roof from the ground

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.

What we look for on each type of roof

EPDM rubber

Rubber roofs can shrink back from their edges or lift where the adhesive has failed. Any we find are noted and photographed.

Mastic asphalt

Mastic asphalt is a heavy, seamless covering often found on older blocks, balconies and commercial roofs. We look for crazing, cracks, blisters and splits at the skirtings.

Questions from The Hyde

Do you carry out roof surveys in The Hyde?

Yes. Our area covers London and the South East, and The Hyde is part of that. Just ring 07833 053749 or drop us an email and let us know about the property.

How do I find out if my home in The Hyde is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

How soon will I get the report?

Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when you book.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so we need permission from the building owner or managing agent. We inspect only the parts we are allowed to reach.

What does the report include?

It explains what we saw, what it means and what we’d suggest, with photographs throughout. Anything we couldn’t see safely is noted too.

Is it a structural engineer’s report?

No. We’re roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we’ll recommend one.

How do I book a survey in The Hyde?

The quickest way is to call 07833 053749 or send us an email. Give us the address and some details about the roof. We survey seven days a week.

What happens on the day

Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. Most surveys take about one to two hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. London terraces rarely offer a view of the whole roof from one spot, so a visit in The Hyde moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Let us know who holds the keys.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We look at the roof from ground level, windows and the roof where it’s safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photos and recommendations, comes to you by email.

Getting ready for the survey

  • For flats, make sure roof access has been agreed
  • Make sure pets are kept safely away
  • Check we can get to the back of the property

Flat roof surveys around The Hyde

Historic houses like Heath House, about 3.2 miles south-east, show how far back building in the area around The Hyde goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. If your home in The Hyde is one of them, bay roofs, hips and later dormers each have their own details. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

As a London address, The Hyde can be tricky for parking: let us know about permits, visitor bays or off-street space when booking. For site and facilities teams at buildings such as The Hyde School, schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks. If you live in an older home near St Matthias the Apostle church, the joins between later flat roofs and the old walls are where problems typically start.
