Landlord roof survey in The Hyde
Access needs arranging before a survey of a let or shared building. The loft space and certain flats may need to be opened up for us, so tenants or leaseholders need notice. Your agent or you arrange access, and we confirm what we need when you book. Any part we couldn’t reach is noted in the report. If you are worried about mortar falling from ridges and verges and choked outlets and gutters, we can find out what’s behind it, on blocks of flats, rented houses and flat roofs on blocks alike.
Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are frequently shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. Leaks from a shared roof rarely affect just one home. With a written report and photos, everyone can plan from the same facts.
The report works through the roof section by section, from the coverings down to the gutters, with a note and a photo for each point. You’ll see the good as well as the bad.

What this survey can’t tell you
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- The rest of the building, as a RICS Level 2 or 3 survey would
- Structural calculations or an engineer’s report
- Legal advice on leases or service charges
Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you before booking. What our survey covers.

Roofs, chimneys and gutters in The Hyde
Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. The wider area around The Hyde has a long history of building, with Heath House about 3.2 miles south-east. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.
Landlords with a home close to Hendon station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you run a business near Brent Cross Shopping Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. If you own one of the older houses in the streets near St Matthias the Apostle church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

What’s near The Hyde
Typical jobs here are in homes near Moon Under Water pub, Brampton College and West Hendon Playing Fields. There is a railway station in The Hyde itself: Hendon station. A little further out are St Andrew's Hospital (1.5 miles south-east) and Church Farmhouse Museum (1.1 miles north-east). Open spaces near The Hyde include Parliament Hill and Darland's Lake.
Why act early in The Hyde
On a shared roof, disagreements are easier to settle with a clear record. Without a survey, it’s one opinion against another. In a London terrace or conversion, a roof defect rarely stays your problem alone: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.

The Hyde: your questions answered
Is my home in The Hyde listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
I let a flat near Hendon station. Can you check the roof?
Yes, rented property is part of what we cover. Just call 07833 053749 or use the contact form and tell us about the building.
How long is the visit?
Most surveys take about one to two hours for a single let house, with blocks of flats taking longer. We will confirm the timing as you book.
Do you carry professional indemnity insurance?
Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.
Do you test for asbestos?
No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Will you walk on the roof?
Not unless it is safe. Safe viewpoints, the loft space and a drone where applicable cover most of what’s needed.
Do you use drones?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
Roof by roof
Roof spaces and lofts
Older roofs may have bitumen felt underlay or none at all. We note what we see from inside.
Gutters and downpipes
Overflowing gutters soak walls and can lead to damp in flats. We record what we see.
What we do, step by step
On the day, we start by asking what you’ve noticed and what you’d like to know. After that, we check everything we can see safely. The survey normally takes an hour or two at a typical home, though large, tall or awkward roofs take more time. In a London conversion, the way into the roof space is often from a communal landing or the top flat. Where that’s the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in The Hyde runs like any other.
- First, we confirm the roofs and areas to be surveyed.
- You or your agent arrange access to the loft space and any flats we need to enter.
- We inspect each roof from safe vantage points, the loft space and the roof itself where safe.
- Defects are photographed and their urgency noted.
- We send a written report you can use to plan maintenance and budgets.
Preparing for the visit
- Move anything stored under the loft hatch
- Mention any parking restrictions on your street
- Have any questions written down, so nothing gets missed

Related advice
Should I look at the roof myself first?
The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where applicable.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
