Landlord roof survey in The Burroughs: what you get

Access needs arranging before a survey of a let or shared building. The roof space and certain flats may need to be opened up for us and residents will need to be told beforehand. Your agent or you arrange access, and we confirm what we need as you book. Any part we couldn’t reach is noted in the report. We survey gutters and downpipes, blocks of flats and rented houses, and the problems we are asked to look at most are loose ridge or hip tiles and damaged pots and flaunching.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. For a house in The Burroughs with this kind of roof, the hidden gutter is one of the first things to check.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

How the survey changes by roof type

Pitched roofs on houses and blocks

Most let houses and many blocks have pitched roofs of slate or tiles. We check coverings, ridges, hips, valleys and flashings where it is safe to see them.

Flat roofs on blocks and rear additions

Flat roofs are common over blocks, extensions and garages. Ponding, splits and blistering are recorded where we can see them safely.

Landlord roof surveys around The Burroughs

Historic houses such as Heath Hall, about 2.6 miles east, show how far back building in the area around The Burroughs goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Knowing the covering helps explain which parts of a roof are likely to need work first.

For landlords with property near Hendon station, the gap between tenancies is a good time to have the roof looked at. If you live in an older home near St Mary's Church, old fixings, lead flashings and tall chimneys are typical of older roofs.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

The Burroughs questions

Can parking be tricky for a visit in The Burroughs?

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when you book.

Do you survey roofs for landlords with property near Hendon station?

Yes, that is a common request. We just need to know who will give access, and the report can go straight to you or your agent.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. Roofs over flats are often shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we’re allowed to reach.

Does this replace a RICS home survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Does the weather affect the survey?

It depends on the weather and the survey. In strong wind or heavy rain, a drone cannot fly and access may not be safe, and we’d agree another day.

Will you check the loft?

Where it is relevant to the survey and there’s safe access, yes. A clear path to the hatch helps.

What does a roof survey cost?

Prices start from £150, including VAT. You will know the price for your survey before booking, and it depends on the roof’s size, access and the package you choose. To get a price, call 07833 053749 or use the contact form.

How we price landlord roof surveys

Survey packages start from £150, with VAT included. The price for your roof depends on:

  • Extensions, dormers and garages with roofs of their own
  • Basic, Standard or Premium
  • Whether it’s a home or a commercial building
  • Any need for thermal images or a drone flight

All our prices include VAT. Our price is from £150, including VAT. We confirm the price for the job before booking.

What we need to know

What helps most when you contact us:

  • Any marks or damp showing indoors
  • The property’s address and postcode
  • Photos of the roof, taken safely from the ground or a window
  • Your timetable, such as an exchange date

Not sure which survey you need? The easiest way is to phone 07833 053749 or send us an email and describe the roof and what’s worrying you. We will talk you through the options and what they cost.

What you can safely check yourself

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

How it works

We do not take risks to get a closer look. We inspect everything that’s safely in view, and if part of the roof can’t be seen, the report says so. The survey typically takes roughly 1–2 hours for a single let house, with blocks of flats taking longer. Surveys in The Burroughs can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. You arrange access to the loft and any flats we need.
  3. Each roof is looked at from safe vantage points and inside where possible.
  4. We photograph defects and note how urgent they look.
  5. You get a written report to plan maintenance and budgets.

Before the survey

  • Leave side gates unlocked
  • For flats, check roof access has been agreed
  • Show us where any leaks or stains appear

Advice

When to book a survey in The Burroughs

A tenant reporting damp or a stained ceiling is a common reason to book. We check whether the roof or rainwater system is the likely cause from what’s visible.

It’s worth booking a survey if you’ve seen:

  • Splits and blisters in flat roof coverings
  • Mortar falling from ridges and verges
  • Failed flashings at walls and chimneys
  • Cracked or leaning shared chimneys

Shop and office owners around Brent Cross Shopping Centre may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks.
