Flat roof survey in The Burroughs

A flat roof leak often travels before it shows on the ceiling. It can run along the deck from a split, an open lap or a failed upstand some distance away. That is why we check every detail across the roof, not only the area above the stain, with photographs of anything that could be letting water in. A roofer can then start from a clear picture of the problem. We survey mastic asphalt, single-ply membranes and felt flat roofs, and the problems we’re asked to look at most are edge trims that have lifted or split and raised blisters across the surface.

Water getting through a flat roof in London can travel under the covering and appear some way from the hole. Upstands against parapets, outlets and the edge where flat meets pitched are common entry points. In a block or conversion in The Burroughs, the flat roof is frequently a shared part of the building.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Your questions about flat roof surveys in The Burroughs

Is parking a problem for a survey in The Burroughs?

Parking in The Burroughs, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot.

Do you cover commercial flat roofs around The Burroughs?

Yes, we cover commercial roofs as well as homes. Access to the roof is sorted out with whoever manages the building before the day.

Do you use drones?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Which days do you carry out surveys?

Visits run seven days a week in the daytime. Let us know your preferred days when you book.

What if it rains on the day?

Light rain doesn’t usually stop a survey. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we will arrange another day with you.

How do I book a survey in The Burroughs?

Just call 07833 053749 or send us an email. We’ll ask a few questions, confirm the price and agree a date.

How long have you been surveying roofs?

We have more than 20 years’ experience and have completed over 5,000 surveys.

What we look for on each type of roof

Single-ply membranes

On single-ply roofs, the welds between sheets are the key detail. We look at seams, corners and the joints around outlets and upstands.

EPDM rubber

Lifting at the edges and loose areas of membrane are common EPDM problems. Any we find are noted and photographed.

Rented homes, blocks and businesses

Landlords and letting agents in The Burroughs book surveys as well as householders. The report gives you a dated record of the flat roof, with photographs, which helps you plan work between tenancies.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.

When to book a survey in The Burroughs

People go onto flat roofs for all sorts of reasons: cleaning windows, fitting aerials or air conditioning, or clearing gutters. Each visit can damage a covering not made for regular foot traffic. Fixings added through the covering often start leaks too.

Common reasons to book include:

  • A sagging deck under the covering
  • Blisters and bubbles in the covering
  • Splits, cracks and crazing
  • Loose or cracked edge trims

If you run a business near Brent Cross Shopping Centre, a flat roof over a business is out of sight and out of mind until it leaks.

Questions to ask before booking

  • Whether you get a written report with photos
  • How long the report takes to arrive
  • Whether VAT is in the quoted price
  • Whether you can ask questions once you have the report

What to expect from a roof survey

What happens if roof problems are left?

Caught early, a split or open seam in a flat roof is often a small repair. Leave it, and water can get into the insulation and deck, which can turn a patch into a replacement. Surveying it now tells you where you stand. London’s older roofs frequently have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

A Basic Survey starts from £150, inc. VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. You’ll know the price for your survey before booking.

How the survey works

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes an hour or two at a typical home, while a commercial roof takes nearer three to four hours. If you have questions on the day, just ask. London terraces rarely offer a view of the whole roof from one spot, so a visit in The Burroughs moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, let us know who can let us into the shared parts.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We view the roof from ground level, from windows and from the roof where it is safe to do so.
  3. Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. We send a written report with photos, the defects we found and what we recommend.

Getting ready for the survey

  • For a flat or shared roof, check access with whoever owns or manages the building
  • If you’re buying, let the agent know when we are coming
  • Mention any parking restrictions on your street

Book a survey

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just call 07833 053749 or use the contact form when you’re ready.

Advice

Tips that help

Nothing here needs a ladder. A few suggestions:

  • Watch the ceilings below the flat roof for stains
  • Ask whoever fits equipment on the roof to make good the covering
  • Check from a window for ponding after heavy rain
  • Note the date and type of any roof work

Many people send the report to two or three roofers for quotes. Because everyone is pricing the same findings, the quotes are easier to compare. You stay in control of who does the work and when.

Get splits, lifted seams and loose trims seen to while they’re small. A flat roof that’s looked after between surveys normally lasts longer.

Flat roof surveys around The Burroughs

There are several hotels within about a mile and a half of The Burroughs, and hotels, like offices and blocks of flats, often have flat roofs. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use. With Heath Hall about 2.6 miles east, The Burroughs sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

Take an older house close to St Mary's Church: the flat roofs on later extensions tend to wear out long before the main roof. For site and facilities teams at buildings such as St Joseph's Catholic Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.
