Landlord and commercial surveys in The Burroughs

If the property is let, the agent or a tenant can let us in. We survey on weekdays and at weekends, which helps when tenants work during the week.

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer.

About our storm damage roof report in The Burroughs

Our storm damage report starts from £150. It’s a report with photographs, sent by email. It is not a repair quote and doesn’t include repair costs, so you will need a roofer’s quote for that. Your insurer may also send its own loss adjuster. What you get is an independent record of the damage and what seems to have caused it. If you’ve noticed damaged pots on the stack and holes or cracks caused by debris, a survey will tell you what’s going on, on gutters and fascias, slate and tile slopes and ridges and hips alike.

In converted houses and blocks across London, water from a roof can run a long way before it shows on a ceiling. Tracing it back matters, both for dealing with the cause and for any insurance claim. In The Burroughs, we inspect what we can reach safely and are given access to. It’s useful to know when the water appears and in what weather.

If any part of the roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

What we can’t see

It is a careful look at the roof, not the whole story. The main limits are:

  • Negotiating a claim settlement
  • What’s beneath slates, tiles or membranes
  • Whether your insurer will pay the claim

If in doubt, call 07833 053749 or use the contact form and we will suggest the right survey. What our survey covers.

Roof types and parts we check

  • Slate and tile slopes
  • Chimney stacks
  • Ridges and hips
  • Flat roofs
  • Flashings
  • Gutters and fascias

What affects the cost of storm damage roof reports

Our packages start from £150, inc. VAT. What you pay for your roof depends on:

  • Basic, Standard or Premium
  • Whether it’s a home or a commercial building
  • The roof’s overall size
  • If the survey needs thermal imaging or a drone

All our prices include VAT. Prices start from £150, including VAT. We confirm the price for your survey before booking.

Helping us price your survey

Before you get in touch, it helps to have:

  • Access details, such as a loft hatch or a shared roof
  • Any marks or damp showing indoors
  • The kind of building and roof involved
  • Why you want a survey: buying, a leak, a storm or new work

Booking is simple: just ring 07833 053749 or drop us an email and give us a few details about the property and we’ll point you to the right survey. The price is agreed up front.

Can I check my roof myself?

The one thing to avoid is getting up close. Roofs are fragile and slippery. That part is for a survey.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

What happens on the day

We check the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey normally takes roughly 1–2 hours on an ordinary house; commercial roofs usually need 3–4 hours. In a London area like The Burroughs, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at whatever is safely visible from ground level, windows, the loft and, where it is safe, the roof itself.

  1. First we go through when the storm hit and what you’ve noticed.
  2. We check the roof from wherever it’s safe.
  3. We record and photograph the damage.
  4. We note the likely cause and any signs of older wear.
  5. We send you the report by email for your insurer.

How to prepare

  • Gather any invoices or paperwork from past roof work
  • Buyers: confirm access with the estate agent or seller
  • Make sure the loft hatch can be reached

Most bookings start with a short call: ring 07833 053749 or send us an email, and we will ask about the building and what you need. You’ll have a price before anything is arranged.

Advice

What a storm damage roof report looks like in The Burroughs

In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Different coverings let water in at different points, which shapes where the search starts. About 2.6 miles east lies Heath Hall, a reminder of how long the area around The Burroughs has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

For landlords with property near Hendon station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused. Homes near green spaces such as Hendon Park can get more leaves in their gutters in autumn.

The Burroughs questions

Is my home in The Burroughs listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Do you cover The Burroughs?

Yes, The Burroughs is one of the places we work. The survey and report are the same in The Burroughs as anywhere else.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. Roofs over flats are frequently shared, so we need permission from whoever owns or manages the building. We can only inspect what we are given access to.

How much is a storm damage roof report?

Our price is from £150, including VAT. Larger or more complex roofs are quoted for their size. Repair costs are not included, so ask a roofer to quote.

Will my insurer pay out if I get a storm damage report?

Only your insurer can decide that. Our report records what is damaged, with photos, and the likely cause, which you can pass to your insurer.

Can you survey at the weekend?

Surveys run on any day of the week. To find a day that suits you, call 07833 053749 or drop us an email.

Is wear and tear covered by insurance?

Wear and tear is typically excluded from home insurance. Our report records storm damage and any older wear we see, so you know what the roof shows. How the policy applies is up to your insurer.

Signs you need a storm damage roof report in The Burroughs

Insurers often want evidence of what has been damaged and why. An independent report gives you a clear record to send. Your insurer still makes the decision.

Here are some of the things we see often:

  • Torn or lifted flat roof coverings
  • Damage from fallen branches or debris
  • Damaged ridges and hips
  • Damaged gutters and fascias

For businesses in and around places such as Brent Cross Shopping Centre, water through a ceiling can damage stock and close a sales floor, so the source needs finding fast.

Before you book anyone

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Will the report include photos?
  • Their insurance cover
  • Which parts of the roof they’ll actually see
