Why it’s worth a survey now in West Hendon

If the damage is partly wear and tear, it’s better to know. We record storm damage and older defects, so you know what the roof shows. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400. We confirm the price for the job before you book.

Storm damage roof reports for homes and businesses in West Hendon

A storm damage roof report is an independent record of the damage to your roof after a storm. It sets out what is damaged, with photographs, and what we think the likely cause is. It’s yours to pass to your insurer. Insurers decide claims on their own policy wording. We’re not loss adjusters, and we can’t tell you whether a claim will succeed. If you’re worried about flat roof edges peeled back and gutters pulled loose in the wind, a survey will tell you what’s going on.

In London, leaks often start somewhere hidden: the valley gutter in a butterfly roof, a parapet gutter, a chimney flashing or the flat roof over a rear extension. Whether you’re tracing a leak or recording storm damage in West Hendon, those are among the first places to look. A hidden gutter that overflows can send water a long way before it shows.

We write the report in plain English, so you don’t need to be a roofer to follow it. Photos show what each point refers to, with the urgent items made clear.

How the survey works

The visit has one job: to see as much of the roof as can safely be seen and record it clearly. Notes and photos go into the written report. The visit normally takes roughly 1–2 hours for a house, while a commercial roof takes nearer three to four hours. From the street, a London terrace usually shows only its front slope or parapet, so in West Hendon we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, let us know who can let us into the shared parts.

  1. You let us know when the storm was and what damage you’ve seen.
  2. We view the roof from wherever it can safely be seen, including the loft where there is access.
  3. We photograph and record every area of damage we can see.
  4. We check whether the damage fits storm damage, older wear or both.
  5. You get a written report you can pass to your insurer.

Getting ready for the survey

  • Have any paperwork from past roof work to hand
  • Point out any leaks or damp patches
  • For flats, make sure roof access has been agreed

Wind, rain and roofs in West Hendon

Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. The covering and its details give the first clues when tracing where water is coming from. With Heath House about 3.2 miles south-east, West Hendon sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

Shop and office owners around Brent Cross Shopping Centre may find that a leak can close part of a shop or office, so finding the cause quickly matters. Trees in and around West Hendon Playing Fields shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.

Signs you need a storm damage roof report in West Hendon

Roofs that were already worn are more likely to suffer in a storm. Corroded nails on slate roofs, worn mortar on ridges and old flashings can all give way. We record recent damage alongside older defects.

We’re frequently asked to look at:

  • Damaged ridges and hips
  • Loose or torn flashings
  • Torn or lifted flat roof coverings
  • Roofs hit by falling trees

If you own a rental within reach of Hendon station, a clear finding on where water gets in helps you brief a roofer straight away.

Before booking any roof surveyor

Questions from West Hendon

Do you cover West Hendon?

Yes, West Hendon is within the area we cover. We cover the whole of London and South East England. You can call 07833 053749 or email us with the address and some details.

Is my home in West Hendon listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

What wind speed counts as a storm?

It depends on your policy. Many policies treat gusts of about 55 mph as storm conditions, but it varies. Your policy document will say.

Is wear and tear covered by insurance?

Wear and tear is not typically covered. We describe what looks like fresh storm damage and what looks older. Your insurer decides the claim.

How long does the survey take?

Time on site depends on the roof; most visits take roughly 1–2 hours for most homes, depending on how much of the roof was hit. The report is sent afterwards by email.

Does this replace a RICS home survey?

No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

How long have you been surveying roofs?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.

Practical tips

You do not need to be a roofer to help. Here’s what helps most:

  • Do not go onto the roof to take pictures
  • Tell your insurer about the damage promptly
  • Write down when the storm hit and when you noticed damage
  • Ask a roofer for emergency temporary protection if water is coming in

You’ll need a roofer’s quote for the repairs. They can use our report to see what needs doing.

Ask a tree specialist about branches over the roof. They can damage the roof in high winds.

How the survey changes by roof type

Chimney stacks

Wind can pull the flashings away from a chimney. We photograph any we find.

Slate roofs

Natural slate can last 100 years or more, but the nails frequently fail first. We check whether slipped slates suggest storm damage, older wear or both.
