Common questions in Kingsbury

Can parking be tricky for a visit in Kingsbury?

Sometimes, yes. If Kingsbury has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.

Does a conservation area affect roof work in Kingsbury?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

How experienced are you?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys across London and South East England.

Do I need to be at home?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in; we will agree the details when booking.

What if the roof was already worn?

Wear and tear is usually excluded from home insurance. We note both storm damage and older defects, so it is clear what we found. Your insurer decides how its policy applies.

Which days do you carry out surveys?

We survey seven days a week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.

Do you cover Kingsbury for storm damage roof reports?

Yes. We survey roofs across London and South East England, and that includes Kingsbury.

How a storm damage roof report works in Kingsbury

When a storm has damaged your roof, a written record can help you explain it to your insurer. Our report shows the damage in photos and says whether it looks like storm damage, wear and tear, or a mix. We are not loss adjusters and cannot tell you if your claim will succeed. What we give you is an independent record of the roof. We are often asked to look into new damp or leaks inside and damaged flat roof membrane, on gutters and fascias, flashings and flat roofs.

London’s Victorian and Edwardian roofs have often been repaired many times. Telling wear from a one-off event matters, because insurers usually exclude wear and tear. That’s as true in Kingsbury as anywhere in London. A written record with photos helps you explain what was found to whoever deals with it next.

What you get is a clear record of the roof on the day we saw it. It is useful right away, and a good reference for later, for instance when you want to check whether anything has changed.

When to book a survey in Kingsbury

Some people book because a claim has been questioned. An independent report gives you another view of the roof. We cannot say whether the decision will change.

Things that frequently lead to a survey include:

  • Cowls or aerials dislodged in the wind
  • Gutters pulled loose in the wind
  • Flashings pulled away from walls or stacks
  • Holes or cracks caused by debris

If you live in an older home near Church of the Holy Innocents, the leak may come from a chimney, a valley or tired lead rather than the covering itself.

Before booking any roof surveyor

  • Whether the loft is part of the inspection
  • Their insurance cover
  • Their track record with similar roofs
  • Their drone registration, if they fly one

What a roof survey includes

When you need someone else

Before you book, it is worth knowing what a survey won’t do:

  • Your insurer’s view of the claim
  • Areas we cannot see safely
  • Whether your insurer will pay the claim

If in doubt, phone 07833 053749 or drop us an email and we’ll suggest the right survey. The full list of what we check.

Roof types and parts we check

  • Flat roofs
  • Flashings
  • Slate and tile slopes
  • Gutters and fascias
  • Ridges and hips
  • Chimney stacks

How it works

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe viewpoint, photograph what we find and record our findings for the written report. Most visits take about 1–2 hours for most houses; commercial roofs usually need 3–4 hours. Surveys in Kingsbury can be booked for any day of the week. London parking is often by permit or pay-and-display, so it’s useful to know what’s near you, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. First you give us the date of the storm and what you’ve noticed, inside and out.
  2. The roof is looked at from ground level, from windows and from the loft space where it is safe.
  3. We photograph and record every area of damage we can see.
  4. We note the likely cause, including any signs of wear that were there before the storm.
  5. You get a written report you can pass to your insurer.

Before we arrive

  • Check we can get to the back of the property
  • Let us know about any leaks, stains or damp patches you know of
  • If the roof is shared, arrange access with whoever manages the building

Advice

Roof by roof

Chimney stacks

Flashings around stacks can lift in strong winds. Loose flashings are recorded.

Lead flashings

When flashings lift, water can get behind them. The report records the flashing and any damp inside.

Can I check my roof myself?

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

What a survey costs

Survey packages start from £150, inc. VAT. What you pay for your roof depends on:

  • Height and safe access
  • The package you choose: Basic, Standard or Premium
  • The number of roofs, including extensions and garages
  • If the survey needs thermal imaging or a drone

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.

Helping us price your survey

A few details help us point you to the right survey and price. When you get in touch, it’s useful to mention:

  • Where water is showing inside, if it is
  • The address and postcode of the property
  • Whether there is a loft hatch, a shared roof or tricky access
  • Any photos you have, taken from ground level or a window

Most bookings start with a short call: call 07833 053749 or send us an email. The price is agreed before a date is set.

Leaks and storm damage in Kingsbury

With Headstone Manor about 3.5 miles west, Kingsbury sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Each of these roof types has its own typical places for water to get in.

If you let a flat or house near Hendon station, tracing a leak quickly matters when a tenant is living with it. For businesses in and around places such as London Designer Outlet, water through a ceiling can damage stock and close a sales floor, so the source needs finding fast.
