- Flaunching that has broken away
- Signs that a stack is leaning
Chimney surveys for homes and businesses in Kingsbury
Our survey covers the structure of the stack and its weathering details. It isn’t a flue inspection, a sweep or a gas safety check. If you use a fire or a gas appliance, the flue should be checked by a sweep or a Gas Safe registered engineer as appropriate. If something we see points to the flue, we will say so. We survey lead flashings, chimney pots and cowls and shared and party-wall stacks, and people most often book us about worn or missing pointing and damp on a chimney breast inside.
Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is usually a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up, in Kingsbury as anywhere. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photos.
The report records the chimney stack as we found it on the day. That makes it useful now and a handy reference later, for example when you want to check whether anything has changed.

What a survey costs
The price reflects the time and kit the roof needs. That comes down to:
- How complicated the roof is, with its valleys, chimneys and parapets
- Whether it’s a home or a commercial building
- The use of thermal imaging or a drone
- The size of the roof
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, with VAT included. We’ll tell you which package suits the questions you have.
Getting in touch
The more you tell us, the easier it is to price the survey. When you contact us, let us know:
- The reason for the survey, such as buying, a leak or storm damage
- The property’s address and postcode
- Access details, such as a loft hatch or a shared roof
- Any marks or damp showing indoors
A quick phone call is normally the easiest start: phone 07833 053749 or use the contact form. The price is agreed before a date is set.

What we do, step by step
After the inspection, everything we found is written up as a photo-illustrated written report, sent to you by email. On timing, most surveys take between one and two hours for most homes, a little longer where there are several stacks. In a London area like Kingsbury, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at whatever is safely visible from ground level, windows, the loft and, where it is safe, the roof itself.
- You tell us how many stacks there are and any damp or problems you’ve noticed.
- We inspect each stack from safe viewpoints outside.
- We check and photograph the pots, cowls, flaunching, pointing and flashings.
- We check the chimney breasts and the stack in the roof space where we can reach them.
- The findings are written up with photos and recommendations and emailed to you.
Before we arrive
- Keep pets in another room
- If you’re buying, let the agent know when we are coming
- If the roof is shared, arrange access with whoever manages the building

Kingsbury: your questions answered
I let a flat near Hendon station. Can you check the roof?
Yes, letting agents and landlords book with us as well as owners. You can call 07833 053749 or email us with the address and a few details, including who will give access on the day.
Is parking a problem for a survey in Kingsbury?
Parking in Kingsbury, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when booking.
Is it a problem to have an unused chimney?
It depends on its condition and your plans. The survey shows its condition and how it’s been capped. In a conservation area or on a listed building, changes may need consent.
Will I get photos?
Yes. Photographs are taken throughout the survey, and they go into the written report alongside our recommendations.
Can you survey at the weekend?
Visits run seven days a week in the daytime. Just say which days work for you.
How do I arrange a chimney survey in Kingsbury?
It’s easiest to ring 07833 053749 or send us an email. Give us the address and a few details about the roof. Surveys run on weekdays and at weekends.
What’s in the report?
A photo-illustrated written report, covering the condition of the chimney stack, the defects we found and what we recommend, by urgency where it matters. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.
Roof by roof
Lead flashings
Lead flashings seal the joint between the stack and the roof. The survey looks at whether the lead is tight, sound and well fixed.
Chimney pots and cowls
On redundant flues, we check how the pots are capped. Capping without ventilation can trap moisture.
Roofs, chimneys and gutters in Kingsbury
Historic houses like Headstone Manor, about 3.5 miles west, show how far back building in the area around Kingsbury goes. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. If your home in Kingsbury is one of them, bay roofs, hips and later dormers each have their own details. Knowing the covering helps explain which parts of a roof are likely to need work first.
If you own a rental within reach of Hendon station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Take an older house close to Church of the Holy Innocents: old fixings, lead flashings and tall chimneys are typical of older roofs. Living close to Roe Green Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn.
Kingsbury is about 2 miles north-east of Wembley, in Greater London. If you are in Kingsbury, booking works exactly as it does anywhere else: a call or an email, a price, then a date. Across Greater London, we cover Kingsbury and the places around it. There’s also a page for London.
We survey roofs across NW9, HA3 and HA9 for chimney surveys and the streets around it. That includes homes and businesses on Bacon Lane, Slough Lane and Minterne Road and the roads around them. Close by, we survey roofs in Queensbury (1 mile north-west), West Hendon (1 mile east), The Hyde (1 mile east), Preston (1 mile south-west) and Colindale (1 mile north-east). Further out, we also cover London (10 miles south-east), City of Westminster (7 miles south-east), Marylebone (7 miles south-east), Kensington (6 miles south-east), St Pancras (8 miles south-east) and Shoreditch (9 miles south-east).
Local landmarks in Kingsbury
Locally, jobs take us to homes and businesses close to JFS, Woodfield School and J.J. Moon's pub and the streets around them. Kingsbury’s nearest station is Hendon station, roughly 1.5 miles east of the centre. Other landmarks nearby include Church Farmhouse Museum (2.1 miles east) and London Designer Outlet (1.9 miles south). For a walk, there’s Castlebar Hill and Darland's Lake.
What you can safely check yourself
Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Honest limits
A survey is a close look at the chimney stack, but it can’t do everything. Its limits include:
- Parts of the stack that cannot be seen safely or belong to a neighbour we can’t access
- Whether a stack needs rebuilding on structural grounds
- Hidden damage within the stack
If in doubt, ring 07833 053749 or drop us an email and we will recommend the right survey before booking. The full list of what we check.
What this survey covers
- Chimney breasts
- Shared and party-wall stacks
- Flaunching
- Chimney pots and cowls
- Brick chimney stacks
- Lead flashings
Leave it or get it looked at?
Loose pots and bricks on a stack are a safety concern. Finding them early means they can be dealt with before they come down by a roofer. London’s older roofs often have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.
A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400, both inc. VAT. You will know the price for your survey before booking.
