Roof Leak Investigation in The Hyde
Wondering about the leaking roof at a property in The Hyde? We carry out roof leak investigations in The Hyde and across Greater London, with plain-English findings.
- Brown rings on upstairs ceilings
- Damp underlay across a wide area
- Water that shows only in certain storms
Roof leak investigation in The Hyde: what you get
We use moisture detection and thermal imaging where they help. Moisture detection confirms where timbers, plaster or insulation are damp. A thermal camera shows patterns of temperature rather than water, so we confirm what it suggests with moisture readings. Thermal imaging is part of the Premium Survey, and moisture detection comes with Standard. Thermal imaging works best after a sunny day, on a dry roof with little wind. If you’re worried about brown rings on upstairs ceilings and staining around the chimney inside, we can find out what’s behind it, on rooflights and dormers, chimney stacks and valleys and parapet gutters alike.
In London, leaks frequently start somewhere hidden: the valley gutter in a butterfly roof, a parapet gutter, a chimney flashing or the flat roof over a rear extension. Whether you’re tracing a leak or recording storm damage in The Hyde, those are among the first places to look. A hidden gutter that overflows can send water a long way before it shows.
The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Different roofs, different checks
Slate and tile slopes
Slipped, cracked or missing slates and tiles let rain onto the underlay. Older felt may hold for a while, but it tears with age.
Chimney stacks
A stack has several possible ways in for rain. We check each one as far as we can safely see, and look for damp on the breast inside.
What we cannot see
It is a careful look at the leaking roof, not the whole story. The main limits are:
- Structural calculations (that is a structural engineer’s job)
- Plumbing leaks that look like roof leaks
- The repair itself (the investigation finds and reports the cause)
Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you before booking. What our survey covers.

Why act early in The Hyde
Guesswork repairs are a common reason leaks keep coming back. Because water travels, the real entry point may be somewhere else. An investigation finds the likely cause first, so the repair is aimed at the right place. In The Hyde, as across London, an overflowing gutter soaks the wall below, which can lead to damp inside. A blocked outlet ignored for a winter or two can mean damp walls inside.

Common questions in The Hyde
Is my home in The Hyde listed or in a conservation area?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Can parking be tricky for a visit in The Hyde?
Parking in The Hyde, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when booking.
Is there anything I need to do ahead of the visit?
Note when the leak appears and what the weather was doing. Move stored items away from the loft hatch. Keep away from any light or socket that water is reaching.
Will you fly a drone over my roof?
Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.
Is this a RICS survey?
No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
Why does not the damp patch line up with the hole?
Water rarely drops straight down. It can follow a timber or the underlay a long way first, so the stain may be some distance from where it gets in. We follow the route back instead of guessing.
Which days do you carry out surveys?
We survey seven days a week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you when you book.
What we are asked to look at in The Hyde
A gutter that overflows can soak a wall and mark the ceiling inside. Hidden gutters behind parapets cause the most trouble, because when they block, water backs up and runs inside.
These are some of the problems a survey can pick up:
- Damp underlay across a wide area
- Leaks at a dormer or roof window
- Staining around the chimney inside
- Water marks that spread in wet weather
If you let a flat or house near Hendon station, tracing a leak quickly matters when a tenant is living with it.
Before booking anyone
- Will the report include photos?
- What experience they bring
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Their report turnaround times
For landlords and managing agents
Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the visit with that in mind.
Landlords, agents and building managers in The Hyde and across Greater London can book any of our surveys. For a price for a let property or a block, phone 07833 053749 or send us an email.

Roof leak investigations around The Hyde
Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Where water gets in depends a good deal on what the roof is made of and how it is detailed. About 3.2 miles south-east lies Heath House, a reminder of how long the area around The Hyde has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof.
Living close to West Hendon Playing Fields is pleasant, but mature trees mean leaves in gutters and valleys each autumn. For site and facilities teams at buildings like The Hyde School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.
The Hyde is about 2 miles north of Neasden, in Greater London. We carry out roof leak investigations for homeowners, landlords and businesses in The Hyde. Across Greater London, we cover The Hyde and the places around it. For surveys nearby, see our London page.
Surveys in NW9 and NW4 are booked the same way as anywhere else. Local streets include Alpini Road, Catkin Road and Garrick Road, and we cover them all. Being close to the A5, The Hyde is easy for us to reach. Other places close to The Hyde include West Hendon (1 mile north), Colindale (1 mile north), The Burroughs (1 mile north-east), Hendon (1 mile east) and Staples Corner (1 mile south-east). We also work in nearby towns such as London (9 miles south-east), City of Westminster (6 miles south-east), Marylebone (6 miles south-east), Kensington (6 miles south), St Pancras (7 miles south-east) and Shoreditch (8 miles south-east).
Around The Hyde
In The Hyde, that means homes and buildings near Moon Under Water pub, Brampton College and West Hendon Playing Fields. There’s a railway station in The Hyde itself: Hendon station. A little further out are St Andrew's Hospital (1.5 miles south-east) and Church Farmhouse Museum (1.1 miles north-east). Green spaces nearby include Parliament Hill and Darland's Lake.
How it works
It helps to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit typically takes roughly 1–2 hours for most houses, rising to roughly 3–4 hours on a commercial building. In a London conversion, the way into the roof space is often from a communal landing or the top flat. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.
- You get in touch with details of the leak and any photos.
- We look at the stain, the ceiling and the loft above it.
- Likely entry points outside are checked, from flashings and valleys to gutters and outlets.
- We use moisture detection, and thermal imaging where it’s useful.
- You receive a written report with photos showing the likely source and what needs attention.
Preparing for the visit
- Jot down any questions you want answered
- Find any records of previous roof work
- If you are buying, let the agent know when we are coming
