Pre-purchase roof surveys in The Hyde

About our pre-purchase roof survey in The Hyde

Buyers in The Hyde and right across London and South East England use our pre-purchase roof survey. From terraced and semi-detached homes to detached houses and flats, the roof gets the same careful look. We tell you what’s sound, what needs attention and how urgent it is. We hold professional indemnity and public liability insurance, and have 20+ years’ experience. To book, call 07833 053749 or send us an email. If you are worried about chimney mortar that has eroded and old water stains in the roof space, we can find out what’s behind it.

In a London terrace or conversion, the roof frequently joins the neighbours’ roofs and shares their stacks and gutters, with parapet walls and party-wall upstands marking where one roof ends and the next begins. That matters for anyone buying in The Hyde or checking a new roof there: only the parts we are given access to and can see safely are inspected. If it’s a flat, the lease usually sets out who is responsible for the roof.

Nothing in the report is left vague: if work is needed, the report says so clearly.

Buying a home or a new roof in The Hyde

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. For a purchase or a newly finished roof, the materials decide which details matter most. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

With Heath House about 3.2 miles south-east, the area around The Hyde has a long history. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area. The streets around a church like St Matthias the Apostle church are frequently among the oldest in a place, and if you own one of the older houses nearby, older patch repairs can hide behind a tidy front slope, and the survey looks past them. If you own a rental within reach of Hendon station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

The Hyde is about 2 miles north of Neasden, in Greater London. Wherever you are in The Hyde, we can carry out pre-purchase roof surveys at your property, on a weekday, Saturday or Sunday. We cover towns and villages across Greater London, large and small. For surveys nearby, see our London page.

Every address in NW9 and NW4 is covered for pre-purchase roof surveys, from the main roads to the quietest streets. We cover properties on Alpini Road, Catkin Road and Garrick Road. The Hyde is on the A5, so it’s easy for us to get to. Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer.

Tips from our surveys

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Notice patches of new decoration in top-floor rooms
  • Ask for loft access on the day
  • Ask the seller about past roof repairs
  • Arrange the survey as soon as your offer is agreed

If the report shows work is needed, you can raise it with the seller or agent. You might ask for the work to be done before completion, or ask to adjust the price. What happens next is your decision and the seller’s, and we can’t promise any result.

Chimneys and flashings need watching. Watch for gaps in the pointing, cracked flaunching and loose lead. Binoculars from the ground are enough for a first look.

Prices for pre-purchase roof surveys in The Hyde

What a survey costs depends on the time and equipment it needs. The main factors are:

  • House, block, shop or office
  • Basic, Standard or Premium
  • Whether thermal imaging or a drone is needed
  • The roof’s overall size

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 inc. VAT. We can help you choose the package that fits what you need to know.

Getting in touch

To price your survey accurately, we’ll ask about:

  • The reason for the survey, like buying, a leak or storm damage
  • The style of property, from a terrace to a block
  • Pictures from the garden or a window, if you have them
  • Where any leaks, stains or damp patches show inside

Booking is simple: just call 07833 053749 or email us and give us a few details about the property and we’ll explain which survey suits. We confirm the price before anything is booked.

The survey, step by step

Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe. A typical visit takes between one and two hours for a house, and longer for a large or complex roof. In The Hyde, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay. Upstairs rooms at the back are useful too, as they frequently give the best view of a rear addition.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from ground level and from vantage points.
  4. Inside, we check the roof space and look at the roof from windows.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Getting ready for the survey

  • Dig out any old roof reports or invoices
  • Move anything stored under the loft hatch
  • For flats, make sure roof access has been agreed

Your questions about pre-purchase roof surveys in The Hyde

Is drone flying allowed in The Hyde?

That depends on where the roof is and on the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Before any flight, we check the Drone Safety Map for airspace restrictions. Strong wind or a downpour also stops a small drone flying, though the rest of the survey goes ahead either way.

Does a conservation area affect roof work in The Hyde?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Is a roof survey worth having alongside a home survey?

It depends on the roof and how confident you want to be. A home survey may recommend further investigation of the roof, and that’s where a roof survey helps. It doesn’t stand in for a RICS survey.

Which days do you carry out surveys?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you when you book.

What if it rains on the day?

Light rain doesn’t typically stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather is not suitable.

How long does a pre-purchase roof survey take?

The visit normally takes about 1–2 hours at a typical house, with time for the loft where it can be reached. We’ll give you an idea of timing as you book.

Do I need to be at home?

That depends on the survey. Inside the building and in the loft, we need someone to let us in.

What this survey can’t tell you

Some things can’t be seen without opening up the roof, so a survey has limits:

  • The condition of the rest of the house (that’s a RICS home survey)
  • What’s under the slates, tiles or felt
  • Whether the price should change, which is between you and the seller

If you are not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer before booking. The full list of what we check.

What this survey covers

  • Chimney stacks
  • The roof space
  • Natural slate
  • Gutters and downpipes
  • Clay and concrete tiles
  • Flat-roofed extensions and dormers
  • Lead flashings and valleys

Why it’s worth a survey now in The Hyde

Without a survey, you are relying on a glance from the pavement. That will not show slipped slates on the rear slope, a worn valley or cracked flaunching. A survey fills that gap before you commit, with photos of anything that needs attention. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.
